In all R-3 Residence Districts the following uses, and no others, of lands and buildings are permitted:

In all R-3 Residence Districts the following area restrictions and regulations are established:
A. 
A lot area of not less than 10,000 square feet per family shall be provided for every main building hereafter erected or used in whole or in part as a dwelling. Such lot shall be not less than 75 feet in width at the building line.
B. 
The maximum building coverage shall be 25%, and the maximum impervious surface shall be 35%.

C. 
There shall be a front yard on each street on which a lot abuts, which yard shall be not less than 30 feet in depth, provided that the front yard on the long side of a corner lot may be reduced to a depth of not less than 20 feet.
D. 
For every single-family detached dwelling there shall be two side yards on the lot, which yards shall be not less than 30 feet in aggregate width, and neither of which shall be less than 12 feet in width; and for every main building, other than a dwelling, there shall be two side yards on the lot, neither of which yards shall be less than 15 feet in width; provided, however, that on a corner lot, which is subject to Subsection C of this section, there shall be one side yard of not less than 15 feet in width.
E. 
There shall be a rear yard on every lot, which yard shall be not less than 25 feet in depth.
F. 
Existing single family semidetached dwellings and two-family detached dwellings which were constructed prior to January 1, 2020, shall be considered a permitted preexisting nonconforming use. The common lot line may have a zero-foot setback. The noncommon lot line side yard setback may be maintained but no additional encroachment is permitted. Improvements to the property can be proposed without the necessity for a variance, as long as the existing side yard setback is not further encroached and the overall lot coverage does not exceed 60%.

In all R-3 Residence Districts the following height restrictions and regulations are established:
A. 
No building, structure or any part thereof, other than farm buildings, shall exceed 35 feet in height, provided that such height limits may be exceeded by one foot for each foot by which the width of each side yard is increased beyond minimum side yard requirements, up to a maximum height of 45 feet.
