In all SC-1 Residence 1 Districts the following uses, and no others, of lands and buildings are permitted:
A. 
All uses permitted in the R-3 Residence Districts.[1]

B. 
Multiple dwellings for senior citizen housing, provided that all such dwellings are occupied by and shall be affordable to low- and moderate-income households, as those terms are defined in NAACP vs. Mount Laurel Township (Mount Laurel II).
In all SC-1 Residence 1 Districts the following area restrictions and regulations are established:
A. 
Uses permitted in the R-3 Residence Districts shall be governed by the provisions of § 180-25 of this chapter.
B. 
The following provisions shall apply to senior citizen housing:
(1) 
A lot area of not less than 2,000 square feet shall be provided for every dwelling unit located in a building hereafter erected or used in whole or in part for senior citizen housing.
(2) 
Each main building hereafter erected or used in whole or in part as a dwelling shall be located on a lot which shall not be less in width at the building line than 100 feet.
(3) 
Not more than 30% of the total tract area may be occupied by buildings.
(4) 
There shall be a front yard on each street on which a lot abuts, which yard shall not be less in depth than 30 feet; provided, however, that the front yard on the long side of a corner lot may be reduced to a depth of 20 feet.
(5) 
There shall be two side yards on the lot, which yards shall be not less than 40 feet in aggregate width, and neither of which shall be less than 12.5 feet in width; provided, however, that in the case of a corner lot, which is subject to Subsection B(4) of this section, there shall be one required side yard of not less than 15 feet in width.
(6) 
There shall be a rear yard on every lot, which yard shall be not less than 25 feet in depth.
(7) 
There shall be a landscaped buffer planting area along adjoining property lines of not less than three feet in depth.
In all SC-1 Residence 1 Districts the following height restrictions and regulations are established:
A. 
No building, structure or any part thereof, other than farm buildings, shall exceed 35 feet in height or three stories, whichever is greater, provided that such height limits may be exceeded by one foot for each foot by which the width of each side yard is increased beyond the minimum side yard requirements, up to a maximum height of 45 feet.
