In all CHS Commercial-Highway Service Districts
the following uses, and no others, of lands and buildings are permitted:
A. All uses permitted in the CIO and CRO Districts, except those residential uses permitted in the RTC-2 district.
B. Convenience retail establishments which are car-oriented,
such as automobile dealerships, convenience food stores and automotive
parts stores.
C. Garages, parking lots and automobile repair shops,
provided that all services are conducted totally within the confines
of the lot.
D. Motor vehicle service stations when authorized as a conditional use. In addition to the standards for site plan review in the Subdivision and Land Development Ordinance and the standards for review in §
180-107 of this chapter, the following standards shall be used:
(1) Each position used for servicing customers shall be
provided with a customer waiting lane sufficient to accommodate the
use. The actual number of vehicles to be accommodated by the waiting
lane must be substantiated by a report from a professional traffic
engineer, based on observations of other similar facilities owned
by the applicant or operated by other parties in a similar fashion.
Any report regarding activity for similar types of uses shall specify
the type of location observed, e.g. highway, downtown, etc. The stacking
lanes are not to be less than 10 feet in width and must provide 23
feet of length per vehicle.
(2) Each waiting lane shall be located entirely within
the confines of the lot.
(3) The uses must be designed in a way to minimize the
impact of the use on the pedestrian utilizing the sidewalk bordering
the operation along existing public streets.
(4) In its review of the conditional use application and
site plan and in making its decision on a proposed facility, the Board
shall consider the impact on the internal circulation on the site,
impact on the use of adjacent streets and parking lots, impact on
the parking usage within the site, hours of operation in relation
to nearby uses and overall impact on the neighboring residential and
commercial uses.
E. A combination of gasoline pumps for the retail sale
of gasoline and a convenience food store is prohibited.
F. Breweries, distilleries and winery salesrooms when authorized as a conditional use by the Planning Board in accordance with the standards set forth in §
180-96E(3).

District shall govern.
