All applications for site plan approval shall be prepared by a professional engineer, land surveyor, architect or planner and shall be drawn to a scale of not less than one inch equals 50 feet, except as may otherwise be authorized by the Planning Board.
All site plans shall comply with the requirements hereinafter set forth and shall contain the following information and data where applicable:
A. 
Date of site plan. All revisions shall be noted and dated.
B. 
Layout of proposed building or structures, including elevation plan.
C. 
Key map showing the locations of the tract with reference to surrounding areas and existing street intersections.
D. 
Title of development, North arrow, scale, block and lot number, name and address of record owner and the name and address, license number and seal of person preparing the site plan. If the owner is a corporation, the name and address of the President and the Secretary shall be submitted with the application.
E. 
Location, dimensions and details of signs.
F. 
Lot line dimensions shall be in feet and decimals of a foot, and all bearings shall be given to the nearest 10 seconds. The error of closure shall not exceed one in 10,000.
G. 
Zone boundaries shall be shown on the site plan as they affect the parcel. Adjacent zone districts within 200 feet shall also be indicated. Such features may be shown on a separate map or as a key map on the detail map itself.
H. 
Boundaries of the property, required building or setback lines and lines of existing streets, lots, reservations, easements and areas dedicated to public use, including grants, restrictions and rights-of-way.
I. 
A map or copy of any covenants, deed restrictions or exceptions that are in effect or are intended to cover all or any of the tract.
J. 
All distances as measured along the right-of-way lines of existing streets abutting the property to the nearest intersection with any other public street.
K. 
Location of existing buildings on the site which shall remain and all other structures, such as walls, fences, culverts, bridges, roadways, etc., with spot elevations of such structures. Structures to be removed shall be indicated by dashed lines.
L. 
Location of all storm drainage structures and utility lines, whether publicly or privately owned, with pipe sizes, grades and direction of flow, and if any existing utility lines are underground, the estimated location of said existing underground utility lines shall be shown.
M. 
Existing contours with intervals of two feet where slopes are less than 10% and five feet where slopes are 10% or greater, referenced to United States Coast and Geodetic Survey data or other reference system as may be required by the Township Engineer, and to be indicated by a dashed line. Where any changes in contours are proposed, finished grades should be shown as solid lines or as may be required as a separate proposed grading plan.

N. 
Location of existing rock outcrops, high points, watercourses, depressions, ponds, marshes, wooded areas and other significant existing features, including previous flood elevations of watercourses where available, ponds and marsh areas as may be determined by survey.
O. 
A survey prepared by a licensed surveyor of the State of New Jersey shall accompany the site plan and shall show the boundaries of the parcel and the limits of all proposed streets, recreation areas and other property to be dedicated to public use. The site plan may be accompanied by such other exhibits of an architectural nature submitted by the applicant or as may be required by the Planning Board.
P. 
All proposed easements and public and community areas. All proposed streets with profiles indicating grading and cross sections showing width of roadway, location and width of sidewalk and location and size of utility lines according to the standards and specifications of the Township of Morris.
Q. 
The proposed use or uses of land and buildings and proposed location of buildings, including proposed grades. Such features may be indicated on a separate drawing where appropriate. Floor space of all buildings and estimated number of employees, housing units or other capacity measurements shall also be indicated.
R. 
All means of vehicular ingress and egress to and from the site onto public streets showing the size and location of driveways and curb cuts, including the possible organization of traffic channels, acceleration and deceleration lanes, additional width and other traffic controls which may be required and walkways. Improvements such as roads, curbs, sidewalks and other design elements shall be indicated, including design details, dimensions of parking stalls, access aisles, curb radii, direction of traffic flow and other circulation elements.
S. 
The location and design of any off-street parking areas or loading areas showing size and location of bays, aisles and barriers.
T. 
The location of all proposed waterlines, valves and hydrants and all sewer lines or alternative means of water supply or sewage disposal and treatment in conformance with the applicable standards of the Township of Morris and the appropriate utility company. The required water flow for firefighting in all new developments or construction shall be established by using the ISO (Insurance Service Organization) standard formula for calculation of needed fire flow. Said calculation shall be made by the developer and reviewed and approved by the Fire Department.

U. 
The proposed location, direction of illumination, power and time of proposed outdoor lighting, including type of standard to be employed, radius of light and intensity in footcandles.
V. 
The proposed screening and landscaping and a planting plan indicating natural vegetation to remain and areas to be planted and size and type of vegetation to be utilized. Further, the site plan shall display all trees or groups of trees which are eight inches in diameter at breast height (DBH) or greater, with a further indication as to which trees shall be removed as part of the construction process. Nothing in this subsection shall relieve the applicant or developer from the obligation of obtaining the appropriate tree removal permit prior to the removal of any trees.

W. 
The proposed stormwater drainage system has to conform to standards of the Township Engineer. All site plans shall be accompanied by a sketch plan showing all existing drainage within 500 feet of any boundary, and all areas such as paved areas, grassed areas, wooded areas and any other surface area contributing to the drainage calculations should show methods used in the determination.
X. 
Such other information or data as may be required by the Planning Board in order to determine that the details of the site plan are in accordance with the standards of the Township of Morris. Site plan data required herein may be waived by the Planning Board where such data is inapplicable for a particular site plan.
Y. 
All proposed exterior facilities to effect compliance with the requirements of the Americans With Disabilities Act (ADA) and requirements of the State of New Jersey for handicap access and barrier-free design.

Z. 
Such information or data as may be requested by the Morris Township Police and Fire Departments to enable them to carry out their respective protection, enforcement and prevention functions.

The applicant or developer shall, prior to construction, place a limit of disturbance fence around the area of the tract to be disturbed during construction. Said fence shall clearly delineate the areas to be disturbed, and the applicant or developer shall effectively limit the development to those areas within the limit of said disturbance fence. The location of the fence shall be reviewed and approved by the Township Engineer.
