In the IN Institutional District, the following regulations shall apply.
A building may be erected or used and a lot may be used or occupied for any of the following purposes, and no other:
A. 
Medical and surgical hospitals.
B. 
Religious use.
C. 
Educational use.
D. 
Housing for the elderly.
E. 
Municipal use.
F. 
Accessory uses customarily incidental to any of the above uses.
A. 
Minimum lot area and frontage requirements.

(1) 
An area of not less than five acres shall be provided for uses in § 282-113B, Religious use, or § 282-113E, Municipal use. Each lot in this category shall provide not less than 500 feet of continuous frontage along a county or state highway.
(2) 
An area of not less than 10 acres shall be provided for uses in § 282-113A, Medical and surgical hospitals; § 282-113C, Educational use; and § 282-113D, Housing for the elderly. Uses in § 282-113B and E shall also be permitted in this category.
B. 
Minimum lot width. A lot width of not less than 200 feet at the street line shall be provided for every access to the development.

Front yard.

(1) 
For uses in § 282-113B and E when positioned on lots five acres or larger but less than 10 acres, shall provide a front yard on each lot which shall not be less than 50 feet in depth.
(2) 
All uses when positioned on a lot having 10 acres or more shall be provided with a front yard which shall not be less than 100 feet in depth.
B. 
Side yards.
(1) 
There shall be two side yards on each lot, neither of which shall be less than 45 feet in width.
(2) 
Corner lots are regulated by Article XXVI, General Provisions.

Rear yard.

(1) 
Uses in § 282-113B and E, when provided on lots five acres or larger but less than 10 acres, shall provide a rear yard of not less than 25 feet in depth when adjacent to a nonresidential district boundary.
(2) 
For all other conditions there shall be a rear yard on each lot which shall not be less than 50 feet in depth.
D. 
District yard. For any building three or more stories in height, a minimum setback of 100 feet shall be required when adjacent to a residential district.
A. 
Building coverage. The building coverage shall not exceed 25%.
B. 
Impervious coverage. The impervious coverage shall not exceed 60%.
A maximum height for any building or structure erected or enlarged in this district shall be 60 feet.
A. 
Parking and loading. All-weather parking and loading facilities shall be provided in accordance with the applicable provisions of Article XXIV, Off-Street Parking and Loading.
B. 
Setbacks.

(1) 
Except as provided in Subsection B(2) below, no parking, loading or driveway area shall be located closer than 25 feet to any property line, except that portion of the driveway required for normal ingress and egress.
(2) 
Uses in § 282-113B and E, when positioned on lots five acres or larger but less than 10 acres, may provide parking, loading or driveway setbacks of 10 feet from property lines which abut nonresidential zoning districts.
A. 
Signs. Signs shall be permitted in accordance with Article XXIII, Signs.
B. 
Landscaping. All development hereinafter initiated in the IN Institutional District shall have landscaping designed and maintained in accordance with the applicable sections of the Subdivision and Land Development Ordinance of Hatfield Township, as amended.[1]

C. 
Intensity of use for housing for the elderly. The intensity of use shall not exceed 12 dwelling units per developable acre. For the purpose of this section, three beds for patient and resident use provided within the community center or accessory buildings shall be deemed the equivalent of one dwelling unit.
D. 
All buildings shall be in accordance with an overall plan and shall be designed as a single architectural scheme. The distance at the closest point between any buildings shall be not less than 30 feet.
E. 
The development plan shall preserve and incorporate natural features such as woods, streams and open space areas, which add to the overall cohesive development of the institutional center and to overall Township development.
F. 
All spaces between buildings, parking, loading, access and service areas shall be adequately illuminated at night. All lighting, including sign lighting, shall be arranged to protect the highway and adjoining property from direct glare or hazardous interference. All utility lines servicing the area shall be placed underground.
G. 
Raw materials, supplies, trash, rubbish and other refuse shall be stored in covered containers, within an adequate enclosure and handled and disposed of in such a manner not to give rise to smoke, odor or litter.
H. 
Hazardous use. No building may be erected, altered, or maintained, and no lot shall be used for any purpose, trade or business that is noxious, offensive or potentially injurious to health by reason of odor, noise, dust, smoke, heat, gas, radiation or vibration.
