In R-2 Residence Districts, the following regulations shall apply.

A building may be erected, altered or used and a lot or premises may be used or occupied for any one of the following purposes and no other:
A. 
A use permitted in R-1 Residence Districts.
B. 
No-impact home-based businesses in accordance with the standards set forth in § 160-213.

A lot area of not less than 12,500 square feet and a lot width of not less than 100 feet at the building line shall be provided for every building or other structure erected or used for any use permitted in this district.
There shall be a front yard, the depth of which shall be at least 50 feet, provided that in the case of a lot extending through from one street to another, the street side lines of which are not more than 150 feet apart, the depth of the front yard on the rear street line may be decreased when authorized as a special exception by the Zoning Hearing Board.
In the case of a corner lot, a front yard, the depth of which shall be at least 50 feet, shall be required on each street on which the lot abuts, provided that in the case of a corner lot held in single and separate ownership at the effective date of this chapter, of a width of less than 110 feet, the depth of the front yard on the long side of the lot may be decreased when authorized as a special exception by the Zoning Hearing Board.

In the case of a one-family detached dwelling, there shall be two side yards, one on each side of the main building, the aggregate width of which shall be at least 60 feet. Neither side yard shall be less than 25 feet wide.
In the case of any building other than a one-family detached dwelling or a building accessory thereto, there shall be two side yards. If such building is not over 40 feet high, the width of each of the two side yards shall be at least 30 feet; and if such building is over 40 feet high, this width shall be increased five feet for each 12 feet or portion thereof by which the building exceeds 40 feet in height.
There shall be a rear yard not less than 50 feet in depth. Rear yards shall be unoccupied except for accessory buildings, which are limited to 20% of the area of the rear yard.
No dwelling house shall be built without adequate sanitary facilities, which shall be considered to exclude outdoor toilets.

An accessory building or structure having a maximum height of 10 feet, but not exceeding 15 feet measured from grade to the highest point of such building or structure may be erected in the rear yard only, but no closer to the side or rear line of the lot than five feet. The height of the accessory building or structure and the maximum dimension from grade to the highest point may be increased an additional one foot for each additional two feet of required setback from both the side and rear lines of the lot, to a maximum height of 16 feet, but not to exceed 25 feet measured from grade to the highest point of the building or structure. All measurements from grade to the highest point of the building or structure shall include any chimneys, spires, towers, elevator penthouses, tanks and similar projections.

No building or structure shall be erected to a height in excess of 40 feet.
