Sketch plats submitted to the Planning Board shall be drawn to a convenient scale and size, as required by the Planning Board, and shall show the following information:
A. 
Title of proposed subdivision, graphic scale, North arrow, date, revision date(s) (if any), property owner's name and address, applicant's name and address (if other than the owner) and the name and address of the licensed surveyor preparing the sketch plat.
B. 
Location of property lines, existing easements, burial grounds, railroad rights-of-way, watercourses and existing wooded areas; location, width and names of all existing or platted roads or other public ways within or immediately adjacent to the tract; names of adjoining property owners from the latest Town of Eden assessment rolls within 500 feet of any perimeter boundary of the subdivision.
C. 
Location, sizes, elevations and slopes of existing sewers, water mains, culverts and other underground structures within the tract and immediately adjacent thereto; existing permanent buildings and utility poles on or immediately adjacent to the site.
D. 
Topography, with a contour interval of two feet referred to sea level datum. All datum provided shall be the latest applicable United States Coast and Geodetic Survey datum and should be so noted on the plat.
E. 
The approximate location of existing wetlands, floodplains and other environmentally sensitive areas, including a description of soil types and what, if any, special construction procedures and guidelines must be followed in areas affected by these soil types.
F. 
The approximate location and widths of proposed roads.
G. 
Preliminary proposals for connection with existing water supply and sanitary sewage systems, or alternative means of providing water supply and sanitary waste treatment disposal; preliminary provisions for collecting and discharging surface water drainage both on the subdivision premises and those downstream and upstream of the subdivision.
H. 
The approximate location, dimensions and areas of all proposed or existing lots.
I. 
The approximate location, dimensions and area of all parcels of land proposed to be set aside for park or playground use or other public use or for the use of property owners in the proposed subdivision.
J. 
The location of temporary stakes to enable the Planning Board to find and appraise features of the sketch plat in the field.
K. 
Whenever the sketch plat covers only a part of an applicant's contiguous holdings, the applicant shall submit, at a convenient scale, a sketch of the proposed subdivision area, together with its proposed road system, and an indication of the probable future road system and drainage system of the remaining portion of the tract.
L. 
A vicinity map showing roads and other general development of the surrounding area at a scale consistent with the scale of the Town of Eden tax maps. The sketch plat shall show all school and improvement district lines and zoning district lines with the zones properly designated. The proposed lot lines should be shown on this map.
M. 
All features or resources identified as significant in the Town of Eden's Natural Resource Inventory, Open Space Index or Comprehensive Plan.

A. 
The preliminary plat shall be prepared by a licensed land surveyor at a scale, as required by the Planning Board, and the sheets shall be numbered in sequence if more than one sheet is used and shall be of such size as is acceptable for filing in the office of the Erie County Clerk. It should be noted that the map prepared for the preliminary plat may also be used for the final subdivision plat and, therefore, should be drawn on a durable reproducible material; preparation in pencil will make required changes and additions easier.
B. 
The preliminary plat shall show the following:
(1) 
The location of the property with respect to surrounding property and roads, the names of all adjoining property owners of record or the names of adjoining developments; and the names of adjoining roads.
(2) 
The location and dimensions of all boundary lines of the property.
(3) 
The location of existing roads, easements, water bodies, streams and other pertinent features, such as swamps, railroads and buildings.
(4) 
The location and width of all existing and proposed roads and easements.
(5) 
The location, dimensions and areas of all proposed or existing lots.
(6) 
The location and dimensions of all property proposed to be set aside for park or playground use or other public or private reservation, with designation of the purpose thereof.
(7) 
The names and address of the owner or owners of land to be subdivided, the name and address of the subdivider if other than the owner and the name of the land surveyor.
(8) 
The date of the map, approximate true North point, scale and title of the subdivision and all revision dates.
(9) 
Sufficient data acceptable to the Town Engineer to determine readily the location, bearing and length of all lines and to reproduce such lines upon the ground; the location of all proposed monuments.
(10) 
Names of all new roads as approved by the Planning Board.
(11) 
All information required on the sketch plat should also be shown on the preliminary plat, except the items required in § 184-37(C), (D), (E) and (G), and the following notation shall also be shown:
(a) 
Explanation of drainage easements, if any.
(b) 
Explanation of site easements, if any.
(c) 
Explanation of reservation, if any.
(d) 
Endorsement of owner as follows:

C. 
Stormwater pollution prevention plan. A stormwater pollution prevention plan (SWPPP) consistent with the requirements of Chapter 177, Article II, of the Town of Eden Code shall be required for preliminary subdivision plat approval for subdivision developments within the RMS4 Overlay District. The SWPPP shall meet the performance and design criteria and standards in Chapter 177, Article II, of the Town of Eden Code. The approved Preliminary Subdivision Plat shall be consistent with the provisions of Chapter 177, Article II, of the Town of Eden Code.

Construction plans shall be prepared for all required improvements. Plans shall be drawn at a scale, as required by the Planning Board, and map sheets shall be of the same size as the preliminary plat. The following shall be shown:
A. 
Profiles showing existing and proposed elevations along the center lines of all roads. Where a proposed road intersects an existing road or roads, the elevation along the center line of the existing road or roads, within 100 feet of the intersection, shall be shown.
B. 
The Planning Board may require, where steep slopes exist, that present and proposed elevations of all proposed roads shall be shown every 100 feet at five points on a line at right angles to the center line of the road, and said elevation points shall be at the center line of the road, each property line and points 25 feet inside each property line.
C. 
Plans and profiles showing the locations and typical cross section of road pavements, including curbs and gutters, sidewalks, drainage easements, servitudes, rights-of-way, manholes and catch basins; the locations of roads, trees, road lighting standards and road signs; the location, size and invert elevations of existing and proposed sanitary sewers, stormwater drains and fire hydrants; and exact location and size of all water, gas or other underground utilities or structures.
D. 
Location, size, elevation and other appropriate description of any existing facilities or utilities, including but not limited to existing roads, sewers, drains, water mains, easements, water bodies, streams and other pertinent features, such as swamps, wetlands, floodplains, railroads, buildings and features noted on the Official Map.
E. 
Topography, at the same scale as the sketch plat, with a contour interval of two feet, referred to sea level datum. All datum provided shall be the latest applicable United States Coast and Geodetic Survey datum and should be so noted on the plat.
F. 
All specifications and references required by the Town's construction standards and specifications, including a site-grading plan for the entire subdivision and an erosion and sediment control plan.
G. 
Notation of approval as follows:

H.

A. 
The final subdivision plat shall be drawn on a durable reproducible material and shall be at the same scale and contain the same information, except for any changes or additions required by resolution of the Board, as shown on the preliminary plat. The preliminary plat may be used as the final subdivision plat if it meets these requirements and is revised in accordance with the Board's resolution. All revision dates must be shown, as well as the following:
(1) 
Endorsement of the County Health Department.
(2) 
Lots numbered as directed by the Town Board of Assessors.
B. 
The final subdivision plat shall be prepared by a land surveyor licensed by the State of New York.
C. 
Stormwater pollution prevention plan. A stormwater pollution prevention plan (SWPPP) consistent with the requirements of Chapter 177, Article II, of the Town of Eden Code and with the terms of preliminary plan approval shall be required for final subdivision plat approval for subdivision developments within the RMS4 Overlay District. The SWPPP shall meet the performance and design criteria and standards in Chapter 177, Article II, of the Town of Eden Code. The approved final subdivision plat shall be consistent with the provisions of Chapter 177, Article II, of the Town of Eden Code.
