A buffer strip shall be required along all property lines abutting
a residential district or directly across a local street from any
property in a residential district. Such buffer strip shall comply
with at least the following minimum standards:
A. It shall be of evergreen planting of such type, height, spacing and
arrangement as in the judgment of the Town Board will effectively
screen the activity on the lot from the neighboring residential area.
Nonevergreen planting may be included to seasonably supplement planting,
but not to replace it.

B. The buffer strip shall be at least 20 feet in width, except where
unique or extraordinary circumstances exist, larger buffer may be
determined by the Town Board.

C. A wall or fence of a location, height, design and materials approved
by the Town Board may be required in addition to the required planting.

D. The required planting and/or other improvements within the buffer
area shall be properly maintained in good condition at all times throughout
the continuance of the mobile home park.
