In addition to the general goals listed in Article I, it is the purpose of this district to provide for a mixture of commercial and light industrial activities, to provide for the needs of highway traffic, and to provide for orderly light industrial development.
In any I-C District, land or buildings shall be used by right for only one or more of the following:
A. 
Commercial convenience store.
B. 
Restaurants: standard or fast-food with or without drive-through facilities, subject to compliance with § 255-199A(15) and (36).

C. 
Business machine shop sales and service.
D. 
Wholesale sales.
E. 
Auto service station [see definition, and subject to § 255-199A(8)].
F. 
Research engineering or testing laboratory.
G. 
Manufacture and assembly of microelectronic components.
H. 
Trade school, subject to compliance with § 255-199A(38).
I. 
Packaging and bottling operation, with on-site sales of items produced on the premises.
J. 
Manufacture and assembly of electrical and electronic machines, supplies and equipment, finishing, grinding, polishing, stamping or heat treating of products.
K. 
Manufacture of jewelry, precision instruments, optical goods, and similar products.
L. 
Manufacture and assembly of products from wood or previously prepared materials, such as glass, leather, cellophane, textiles, rubber, or synthetic rubber. Subject to compliance with § 255-199A(47).
M. 
Crystal manufacturing and testing.
N. 
Manufacture of glass and glass products.
O. 
Finishing of previously prepared resin, vinyl polymer, plastic or rubber products.
P. 
Manufacture of leather, clay, and pottery products (not to include a tannery).
Q. 
Manufacture of fabricated metal and/or plastic products, except ammunition or explosives.
R. 
Manufacture of pharmaceuticals.
S. 
Manufacture of natural and/or synthetic rubber products.
T. 
Retail and wholesale sale of goods and services of products manufactured on the premises.
U. 
Financial institutions, with or without drive-through service, subject to compliance with § 255-199A(15).
V. 
Forestry.
W. 
Billboard signs, as defined in § 255-216, subject to the provisions of § 255-221.1 of Article XXVI (Signs).

Retail sales of goods and/or services.

Only the following accessory uses shall be permitted:
A. 
Accessory buildings and uses that are customary and incidental to a permitted use.
B. 
Retail sales in conjunction with a use permitted by right, so long as the area devoted to the display and storage of merchandise for retail purposes occupies not more than 45% of the total floor area.
C. 
Community gardens, subject to compliance with § 255-199A(53).

The following uses are specifically prohibited:
A. 
Industrial outdoor storage.
B. 
Truck terminal.
C. 
Junkyard.
D. 
Adult bookstore, adult movie theater, cabaret or massage parlor.
The following regulations shall be observed:
A. 
Lot area: 43,560 square feet (one acre minimum), unless a larger lot area is required by § 255-199 for a specific use.
B. 
Front building setback line: 50 feet minimum, except 10 feet minimum from a private street.

Rear yard: 25 feet minimum, except 10 feet minimum from a private street.

Side yard: 25 feet minimum, except 10 feet minimum from a private street.

E. 
Building coverage: 50% maximum.
F. 
Impervious coverage: 75% maximum.
G. 
Lot width: 150 feet minimum.
H. 
Minimum paved setbacks: 30 feet from the right-of-way of an arterial street and 10 feet from any other street or property line (except when a joint parking lot is proposed).

I. 
Building height: 40 feet maximum.
J. 
Distance between main (not accessory) structures if more than one building is permitted on a lot: 50 foot minimum.

Regulations for specific uses: (see Article XXIV).
C. 
Signs: subject to § 255-220, Signs permitted in commercial districts.
D. 
For all uses: not more than 15% of the total parking spaces may be allocated to vehicles, singly or in combination, having a total length exceeding 40 feet.
