For the purpose of this chapter, the Township is hereby divided into 15 districts, which shall be designated as follows:

The boundaries of said districts shall be as shown upon the map attached to and made a part of this chapter, which map shall be designated the "Doylestown Township Zoning Map." Said map and all notations, references and other data shown thereon are hereby incorporated by reference into this chapter and shall be as much a part of this chapter as if all were fully described herein.[1]Floodplain areas shall be any areas in Doylestown Township that are classified as special flood hazard areas (SFHAs) in the Flood Insurance Study (FIS) and the accompanying Flood Insurance Rate Maps (FIRMs)[2] dated March 16, 2015, issued by the Federal Emergency Management Agency (FEMA) or the most recent revision thereof, including all digital data developed as part of the Flood Insurance Study.

Where uncertainty exists with respect to the boundaries of the various districts as shown on the map, the following rules shall apply:
A. 
Where district boundaries are indicated as approximately coinciding with the center lines of roads, creeks, streams or railroad rights-of-way, such center lines shall be construed to be such boundaries. Where district boundaries are so indicated that they are approximately parallel to center lines of roads, creeks, streams or railroad rights-of-way, such district boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on the Zoning District Map.
B. 
Where district boundaries are so indicated that they approximately coincide with lot lines, such lot lines shall be construed to be said boundaries; or where district boundaries are extensions of lot lines or connect the intersections of lot lines, such lines shall be said district boundaries.
C. 
Where district boundaries divide a lot, the location of such boundaries shall be determined by use of the scale shown on the Zoning Map, unless the boundaries are indicated by dimensions.
D. 
In case any further uncertainty exists, the Zoning Hearing Board shall interpret the intent of the map as to location of district boundaries.
Wherever federal, state or municipally owned property or property owned by any federal or state agency or any political subdivision thereof is included in one or more zoning districts, it shall be subject to the provisions of this chapter only insofar as permitted by the Constitution and laws of the United States of America and the Commonwealth of Pennsylvania.
