A. 
The purpose of the R-2b Residential District is to allow for single-family attached (townhouse) dwellings in areas of the Township suitable for higher density residential development and where public sewer and water and other services are available in order to meet the varied housing needs of the population. Other appropriate housing types are also permitted.
B. 
In all R-2b Residential Districts, the following regulations shall apply.

A building or structure may be erected or altered, to be used either in whole or in part, and a lot may be used or occupied for any of the following uses and no other, provided that such uses, buildings or structures shall comply with such regulations as yard, lot sizes, lot width, building area and heights, impervious surfaces, easements, buffer yards, off-street parking and other provisions as specified herein.

Notes:

3The front yard may be reduced to 25 feet as long as the required lot width of 70 feet exists when measured from the right-of-way line, and further provided that the rear yard is increased one foot for every foot the front yard is decreased below 35 feet.
All utilities, including telephone and television cables, shall be placed underground within lot lines.
