A. 
The intent of the R-4 Residential District is to accommodate a variety of residential structures, single-family and multifamily, at higher densities than are permitted in other districts, as well as for hotel, motel or inn uses, in close proximity to facilities and services.
B. 
In the R-4 Residential District, the following regulations shall apply.

A building or structure may be erected or altered, to be used either in whole or in part, and a lot may be used or occupied for any of the following uses and no other, provided that such uses, buildings or structures shall comply with such regulations as yard, lot size, lot width, building area and height, impervious surfaces, easements, buffer yards, off-street parking and other provisions as are specified herein.

In addition, other types of dwellings which are related to the dwelling unit types listed above and which are deemed appropriate by the Township as being consistent with the intent of the R-4 District and which also meet the minimum area, yard, setback and dimensional requirements specified herein may be permitted.
B. 
Uses by special exception. The following uses shall be permitted by special exception upon a finding by the Zoning Hearing Board that all criteria stated in § 175-138 of this chapter have been met:
