For the purpose of this chapter, the Township is hereby divided into districts, which shall be designated as follows:

The boundaries of said districts shall be as shown upon the map attached to and made a part of this chapter, which shall be designated the Zoning Map.[1] Said map and all notations, references and other things shown thereon shall be made a part of this chapter, as if the matters and things shown by said map were all fully described herein.

Where uncertainty exists with respect to the boundaries of the various districts, as shown on the Zoning Map, the following rules shall apply:
A. 
The district boundaries, unless otherwise shown, are the street lines or railroad right-of-way lines, or extensions thereof.
B. 
Where the district boundaries are not shown to be street lines, the boundaries shall be construed to be property lines or indicated dimensions from street lines.
C. 
When a district boundary line passes through a parcel of land with no indication of distance, the scale of the map shall determine the location of such line.

From and after the date when this chapter becomes effective, no building shall be erected, altered or used, and no land shall be used, save for a use or uses, together with use as accessory thereto, in conformity with the requirements of this chapter. The provisions of this chapter with respect to lot area, lot width, yard regulations, coverage regulations, height regulations, parking, and any and all other regulations or requirements of this chapter (with the exception of the Floodplain Conservation District) shall be inapplicable to any Upper Gwynedd Township-owned utility facility. Unless specifically excluded, Upper Gwynedd Township-owned utility facilities on any property shall be deemed to be a permitted use within any district.
