It is the purpose and intent of this article to provide a district in which shall be located exclusively West Goshen Township's municipal offices, facilities, and other uses described in this article, and wireless communications facilities and equipment of entities holding a valid federal license when approved and determined by the Supervisors to enhance telecommunications in the public interest.
A building may be erected, altered and used and a lot or premises may be used for any of the following purposes and for no other.
A. 
The following uses are permitted by right:
(1) 
West Goshen Township administrative offices, equipment, garages, radio towers and related facilities.
(2) 
West Goshen Township Public Works Department offices, equipment, garages, materials and equipment storage, radio towers and related facilities.
(3) 
West Goshen Township Police Department offices, equipment, garages, radio towers and related facilities.
(4) 
West Goshen Township owned principal and ancillary buildings and structures necessary to the maintenance and operation of the Township and its commissions, boards and departments.
(5) 
West Goshen Township owned parks and ballfields for use by the general public and organized sports activities of clubs and groups approved by the Supervisors.
(6) 
Any West Goshen Township accessory use to any of the foregoing uses.
B. 
The following uses shall be permitted as a conditional use when authorized by the Board of Supervisors. In allowing a conditional use, the Board may attach such reasonable conditions and safeguards, in addition to those expressed in this Zoning Chapter, as it may deem necessary to implement the purposes of the MPC and this Zoning Chapter.
(1) 
Wireless communications facilities, subject to compliance with the applicable Supplementary Regulations of § 84-57.03 of this chapter.
A. 
The following area and bulk regulations shall apply:
(1) 
Lot size: one acre minimum.
(2) 
Lot width at building line: 100 feet minimum.
(3) 
Lot width at street right-of-way line: 50 feet minimum.
(4) 
Lot coverage: 30% maximum.
(5) 
Building setback line: 40 feet minimum.
(6) 
Side yards: 15 feet minimum for each.
(7) 
Rear yards: 30 feet minimum.

(8) 
Maximum building height: three stories, not to exceed 40 feet.
(9) 
Paved surface area: may not exceed 55% of total lot.
(10) 
Floor area ratio: 0.40 maximum.
(11) 
Green area, landscaped: 20% minimum.

B. 
The following design standards shall apply:
(1) 
Screening: as required by § 84-55A of this chapter, or as directed by the Board of Supervisors.
(2) 
Storage: as required by § 84-55B of this chapter.
(3) 
Landscaping: as required by § 84-55C of this chapter.
(4) 
Loading: as required by § 84-55H of this chapter.
(5) 
Parking: as required by § 84-55I of this chapter.
