In R1 Districts, the regulations in this article
shall apply.
A.
In an R1 District, a building may be erected, altered
or used and a lot or premises may be used for any of the following
purposes and for no other:
(1)
One-family dwelling but excluding trailers.
(2)
Cemetery and the buildings and structures incident
thereto.
(3)
Churches and similar places of worship.
(4)
Public schools or private schools.
(5)
Public parks, playgrounds and recreational areas and
similar uses when operated by membership organizations and not for
gain.
(6)
Public libraries and hospitals.
(7)
Electrical distribution substations and other public utility structures of a similar nature necessary for the service of the area, to be permitted following the issuance of a special permit as provided in § 195-35 of this chapter.
(9)
Customary home occupations, provided that there shall
be no external evidence of such occupations except a small announcement
or professional sign not over two square feet in area.
(10)
Accessory uses and buildings subject to such
rules and regulations as specified in this chapter.
In an R1 District, no residential building shall be erected or altered so as to exceed 21/2 stories or 35 feet in height. Buildings other than those intended for residential uses may exceed this height limitation only after a special permit has been granted by the Zoning Board of Appeals in conformity with §§ 195-21 and 195-22 of this chapter.
In an R1 District, the lot area shall be not
less than 10,000 square feet, and the lot width shall be not less
than 65 feet.
In an R1 District, all buildings, including
accessory buildings, shall not cover more than 30% of the lot area.
