In R4 Districts, the regulations in this article shall apply.
In an R4 District, a building may be erected, altered or used and a lot or premises may be used for any of the following purposes and for no other:
A. 
Single- and two-family dwelling units.
B. 
Multiple dwelling (three-family or more dwelling units).
C. 
Boarding-, lodging, rooming or tourist houses.
D. 
Professional, administration and/or business offices; provided, however, that no person shall be permitted to use such a building or any part thereof for any profession or business creating unreasonable levels of noise or obnoxious odors considering the neighborhood in which such building is located. For the purposes of these sections (i.e., governing R4 Districts), "administrative, professional and/or business offices" shall be defined as those used for administrative and service-type business and not for retail sales of consumer goods as defined in Article 2, § 2-105, of the New York State Uniform Commercial Code.
In an R4 District, no buildings shall be erected or altered so as to exceed three stories or 45 feet in height; provided, however, that this height limit may be increased one foot for each one foot that each yard exceeds the minimum required.
In an R4 District:
A. 
Single-family and two-family dwelling units shall conform with the lot requirements specified in § 195-56 of this chapter.
B. 
For multiple dwellings, the minimum lot area shall not be less than 3,000 square feet per family unit and a lot width not less than 75 feet for each dwelling unit for the first three dwelling units. Regardless of the foregoing, in no event shall more than six residential units be permitted on any one lot.
In an R4 District, all buildings, including accessory buildings, shall not cover more than 40% of the lot.
Multiple dwellings in an R4 District shall meet the following requirements:
A. 
Front yard: 30 feet.
B. 
Side yard: each 1/3 the height of the building, but no one side yard shall be less than six feet, and the aggregate measurement of both shall not be less than 15 feet.
C. 
Rear yard: 30 feet.
In R4 Districts, professional, administration and/or business offices shall have front, side and rear yards not less than the following dimensions:
A. 
Front yard: 25 feet.
B. 
Side yard: 20 feet.
C. 
Rear yard: 10% of the depth of the lot.
A. 
In an R4 District, accessory height, yard requirement and coverage for single- and multiple-family dwellings shall be the same as required in R2 Districts. Accessory building requirements in R2 Districts shall be the same as required in R1 Districts, as set forth in §§ 195-52 and 195-59.
B. 
In an R4 District, accessory buildings for a professional, administrative and/or business shall meet the following requirements:
(1) 
Maximum height: 25 feet.
(2) 
Minimum distance from lot lines:
(a) 
Front yard: No accessory building shall be permitted in front of the principal building.
(b) 
From side lot line: 15 feet each side yard.
(c) 
From rear lot line: five feet.
In addition to the general provisions set forth under §§ 195-108 through 195-117, no off-street parking spaces or advertising signs shall be permitted within 10 feet of an adjacent property lot if said adjacent lot is being used for residential purposes. Regardless of the foregoing prohibition and without limiting their ability to provide for more restrictive parking/signage requirements, all plans or proposals for parking and/or signage in an R-4 District shall be submitted to the Village Zoning Board of Appeals for its review, approval, disapproval or modification.
