For the purposes of this chapter, the Village of Port Washington North is hereby divided into 10 classes of districts which are hereby designated as follows:
Residence A-1 Districts
Residence B Districts
Residence C Districts
Apartment Districts
Senior Citizen Housing District
Business Districts
Economic Development A Districts
Economic Development B Districts
Waterfront District
Maritime Business District

A. 
The boundaries of said districts are hereby established as shown on the map entitled "Building Zone Map of the Incorporated Village of Port Washington North, Nassau County, New York," dated December 1987, prepared by Charles E. Ward, Inc. Said map, together with the notations and references shown thereon is hereby declared to be part of this chapter.[1]

B. 
The official tax maps of the County of Nassau, as of May 21, 1985, copies of which shall be filed in the office of the Village Clerk, shall be used to determine the boundaries of the Building Zone Map.
C. 
No building shall be erected, altered or used, and no premises shall be used for any purpose other than a purpose permitted in the zone in which such building or such premises is located and only in conformity with the regulations herein prescribed for such zone.
A. 
The boundaries of said districts, as shown on said Building Zone Map, are modified, to the extent necessary, to indicate that the following lots, in Section 4, as shown on the Nassau County Land and Tax Map, are zoned as Economic Development B District: Lot 690 in Block J; and Lots 3, 4, 8, 15, 16, 18, 20, 23, 24, 26, 27, 28, 29, 30, 41, 42, 43, 44A, 50, and 51 in Block 123.

B. 
The boundaries of said districts, as shown on said Building Zone Map, are further modified, to the extent necessary, to indicate that the following described part of Lot 753, in Section 4, Block J, as shown on the Nassau County Land and Tax Map, is zoned as Residence C District:

ALL that certain plot, piece or parcel of land, situate, lying and being in the Village of Port Washington North, Nassau County, State of New York, being part of Lot 753 on the Map of Mill Pond Acres filed on June 11, 2003, as case number CA208 and more particularly bounded and described as follows:
BEGINNING at a point located the following 10 courses and distances from the corner formed by the intersection of the westerly line of Harbor Road with the northerly line of Pleasant Avenue as they appear on said Map of Mill Pond Acres:

North 67 degrees 23 minutes 20 seconds west, 159.74 feet;
2.
South 24 degrees 36 minutes 30 seconds west, 189.72 feet;
3.
South 50 degrees 46 minutes 00 seconds west, 45.47 feet;
4.
South 61 degrees 35 minutes 30 seconds west, 73.68 feet;
5.
South 69 degrees 21 minutes 10 seconds west, 142.42 feet;
6.
North 87 degrees 22 minutes 36 seconds west, 116.43 feet;
7.
North 74 degrees 17 minutes 05 seconds west, 121.94 feet;
8.
North 69 degrees 07 minutes 05 seconds west, 103.29 feet;
9.
North 49 degrees 27 minutes 25 seconds west, 70.64 feet;
10.
North 44 degrees 07 minutes 05 seconds west, 85.65 feet; to the true point or place of BEGINNING;
Running thence south 15 degrees 54 minutes 20 seconds west, 18.13 feet;
Running thence north 29 degrees 18 minutes 50 seconds west, 147.80 feet to land now or formerly of Thompson;
Running thence along land now or formerly of Thompson, the following two courses and distances:
1.
North 38 degrees 50 minutes 20 seconds east, 161.23 feet;
2.
South 51 degrees 09 minutes 40 seconds east, 45.95 feet;
Running thence south 15 degrees 58 minutes 02 seconds west, 216.56 feet to the point or place of BEGINNING.
Containing within said bounds 16,025 square feet more or less or 0.367 acre.

The boundaries of said districts, as shown on said Building Zone Map, are further modified, to the extent necessary, to indicate that the following properties, as shown on the Nassau County Land and Tax Map, are zoned as Business District:

In any particular instance where there is doubt as to the exact location of a district boundary line, the Board of Appeals in conformity with Article XIII, § 176-147D of this chapter, shall have the power to interpret such location so that the intent of this chapter and said map shall be observed and the neighborhoods affected thereby shall be safeguarded.
