The R-1 District is designed to provide for the development of neighborhoods that are occupied primarily by single-family residences. The purpose of the R-1 District is to promote orderly development of the Town and encourage well-designed living environments which protect and stabilize the residential characteristics of the Town. The areas designated as the R-1 District will result in neighborhoods that provide opportunities for larger yards and houses and serve as transitional areas between agricultural areas and more dense areas of development. The following regulations shall apply in all R-1 Districts in the Town of West Bloomfield.
The following uses are permitted in the R-1 District:
A. 
Single-family detached dwellings.
B. 
Farm operations subject to the dimensional requirements set forth in the AG District.
The following are the accessory uses, buildings and structures permitted in the R-1 District, provided that such accessory uses and buildings shall not be constructed until the permitted use has been established:
A. 
Accessory uses permitted on farm operations on active farms in a county agricultural district.
B. 
Commercial vehicle, but not more than one.
C. 
Decks, terraces and patios located in the side or rear yard.
D. 
Dish antennas two feet or less in diameter.
E. 
Fences, walls and hedges subject to the provisions of § 140-119, Fences and walls.
F. 
Home occupations, low-intensity.
G. 
Horses or livestock, for personal use, provided there is compliance with the standards and conditions outlined in § 140-86, Horses and livestock.
H. 
Off-street parking for residents and guests of the principal use.
I. 
Private athletic facility, including but not limited to swimming pools or tennis courts, not operated for gain and not operated by a not-for-profit organization.
J. 
Private detached garages, carports, pool houses, gazebos, patio covers.
K. 
Signs subject to the provisions of § 140-129, Signs.
L. 
Storage sheds, but no more than two.
M. 
Storage of no more than two recreation vehicles/utility trailers, except for items stored indoors, provided they comply with § 140-128.
N. 
Swimming pools as regulated in § 140-99, Swimming pools.
O. 
Wind energy conversion systems (noncommercial) subject to the provisions of § 140-108.
P. 
Other uses and structures that are customarily incidental and clearly subordinate to permitted uses or uses that require site plan review or special permit.
The following uses are allowed in the R-1 District subject to site plan review:
A. 
Adult family day-care homes.
B. 
Family and group family day-care homes.
C. 
Public and semipublic facilities.
D. 
Places of worship.
The following uses are allowed as special permit uses in the R-1 District:
A. 
Bed-and-breakfasts.
B. 
Essential services.
C. 
Wireless communications facilities/tower in accordance with § 140-109.
D. 
Any use or business not specifically mentioned in this chapter which, in the opinion of the Planning Board, is similar in nature and scale to a use or business permitted within the R-1 District listed above.
The following lot, area and yard requirements apply to the R-1 District:
A. 
Minimum lot width.
(1) 
All uses: 150 feet.
B. 
Lot area requirements.
(1) 
All uses:
(a) 
Minimum lot area: one acre.
(b) 
Maximum building coverage: 20%.
(c) 
Maximum lot coverage: 35%.
C. 
Yard requirements.
(1) 
All uses:
(a) 
Minimum front yard setback for principal and accessory uses and structures: 40 feet.
(b) 
Minimum side/rear yard setback: 20 feet.
D. 
Corner lots. For corner lots, both yards abutting streets shall be considered front yards and shall follow the regulations of this article; all side and rear yards shall follow the regulations of this article.
The following requirements apply to buildings constructed in the R-1 District:
A. 
Maximum building heights.
(1) 
All uses:
(a) 
Principal use or structure: three stories not to exceed 35 feet.
(b) 
Accessory use or structure: 25 feet.
B. 
Minimum floor area.
(1) 
Residential uses:
(a) 
Principal use:

One-story: 1,200 square feet.
[2] 
More than one story: 1,400 square feet.
(2) 
Other uses:
(a) 
Principal use: 1,000 square feet.
