The purpose of the R-2 District is to provide for the development of neighborhoods that include a mixture of single-, two- and multifamily housing and complementary services, encouraging higher densities of new development. Lot sizes are generally smaller than the R-1 Zone to accommodate the smaller housing types that are allowed in the R-2 District. R-2 Districts are areas currently served by public water or are in locations that could support these services. Limited types of commercial uses are allowed in the zone to ensure that the residential character is protected and enhanced. The following regulations shall apply in all R-2 Districts.
The following uses are permitted in the R-2 District:
A. 
Single-family detached dwellings.
B. 
Single-family attached dwellings.
C. 
Two-family dwellings.
D. 
Accessory apartments.
The following are the accessory uses, buildings and structures permitted in the R-2 District, provided that such accessory uses and buildings shall not be constructed until the permitted use has been established:
A. 
Decks, terraces and patios located in the side or rear yard.
B. 
Commercial vehicle, but not more than one.
C. 
Dish antennas two feet or less in diameter.
D. 
Fences, walls and hedges subject to the provisions of § 140-119, Fences and walls.
E. 
Home occupations, low-intensity.
F. 
Horses or livestock, for personal use, provided there is compliance with the standards and conditions outlined in § 140-86, Horses and livestock.
G. 
Off-street parking for residents and guests of the principal use.
H. 
Private athletic facility, including but not limited to swimming pools or tennis courts, not operated for gain and not operated by a not-for-profit organization.
I. 
Private detached garages, carports, pool houses, gazebos, patio covers.
J. 
Signs subject to the provisions of § 140-129, Signs.
K. 
Storage of no more than two recreation vehicles/utility trailers, except for items stored indoors, provided they comply with § 140-128.
L. 
Storage sheds, but no more than two.
M. 
Swimming pools as regulated in § 140-99, Swimming pools.
N. 
Wind energy conversion systems (noncommercial) subject to the provisions of § 140-108.
O. 
Other uses and structures that are customarily incidental and clearly subordinate to permitted uses or uses that require site plan review or special permit.
The following uses are allowed in the R-2 District subject to site plan review:
A. 
Adult family day-care homes.
B. 
Day-care centers.
C. 
Family and group family day-care homes.
D. 
Multiple-family dwellings.
E. 
Nursing or convalescent homes.
F. 
Places of worship.
G. 
Public and semipublic facilities.
The following uses are allowed as special permit uses in the R-2 District:
A. 
Bed-and-breakfasts.
B. 
Boardinghouses and rooming houses.
C. 
Dance, art, music and photo studios.
D. 
Nursery schools.
E. 
Essential services.
F. 
Health clubs/fitness centers under 3,000 square feet.
G. 
Home occupations, high-intensity.
H. 
Professional offices.
I. 
Restaurants and bakeries, excluding drive-through restaurants.
J. 
Retail sales and services in existing buildings of under 3,000 square feet.
K. 
Wireless communications facilities/towers in accordance with § 140-109.
L. 
Any use or business not specifically mentioned in this chapter which, in the opinion of the Planning Board, is similar in nature and scale to a use or business permitted within the R-2 District listed above.
The following lot, area and yard requirements apply to the R-2 District:
A. 
Minimum lot width.
(1) 
Residential uses:
(a) 
Single-family residential: 80 feet.
(b) 
Two-family residential: 80 feet.
(c) 
Multiple-family: 150 feet.
(2) 
Other uses: 150 feet.
B. 
Lot area requirements.
(1) 
Residential uses:
(a) 
Single-family detached and attached:

Maximum building coverage: 35%.

(b) 
Minimum side/rear yard setback: 10 feet.

Multiple-family residential and accessory uses:
(a) 
Minimum front yard setback: 20 feet.
(b) 
Minimum side/rear yard setback: 25 feet.
(3) 
Nonresidential and accessory uses:
(a) 
Minimum front yard setback: 20 feet.
(b) 
Minimum side/rear yard setback: 10 feet.
D. 
Corner lots. For corner lots, both yards abutting streets shall be considered front yards and shall follow the regulations of this article; all side/rear yards shall follow the regulations of this article.
The following requirements apply to buildings constructed in the R-2 District:
A. 
Maximum building heights.
(1) 
Residential uses:
(a) 
Single-family: 2 1/2 stories not to exceed 35 feet.
(b) 
Two-family: 35 feet.
(c) 
Multiple-family: 35 feet.
(d) 
Accessory uses: 25 feet.
(2) 
Nonresidential uses:
(a) 
Two and one-half stories not to exceed 35 feet.
(b) 
Accessory uses: 25 feet.
B. 
Building floor area.
(1) 
Residential uses:
(a)
