The following schedules of regulations apply to the area of lots, the heights of buildings, the yards and other open spaces to be provided, off-street parking spaces, minimum floor areas and all other matters contained therein as indicated for the various districts established by this chapter. Additional bulk requirements are specified in § 150-13, and off-street loading and parking requirements are specified in § 150-16.

owner of an existing one-family dwelling in the R-2 District which
is legally nonconforming with respect to any of these bulk requirements
seeks to convert the existing dwelling to a two-family dwelling, then,
in that event, the area requirements set forth herein, except for
the requirement entitled "Off-street parking per dwelling unit," shall
not apply to the newly added dwelling unit.

C.Â
The use, adaptation or change of use of any building
within the CR and WC Districts in existence as of January 1, 1991,
shall be entirely exempt from any off-street parking requirements
as provided in this or in any other Article. This exemption shall
apply thenceforth to improved parcels only and shall not apply to
unimproved parcels, notwithstanding other provisions to the contrary.
