The legislative intent of this article is to define and establish uniform regulations for specific areas in the Village of Groton which are located adjacent to Owasco inlet; which have natural qualities of immeasurable value to the future of Groton; where a pattern of agricultural or very-low-density residential land use is in keeping with broad planning objectives; and where land use control will be required to preserve the environment in essentially its natural state.

For all land use activities, there shall be at least 30,000 square feet of lot area with at least 150 feet of continuous street frontage.
A. 
The minimum open space shall be 90% for all land use activities. (See the definition of "open space" in § 200-3, Definitions.)

For off-street parking, see Article XI, Off-Street Parking.

For signs, see Article XII, Signs.
D. 
If municipal water and sewer lines are not available, private sanitary sewage disposal systems and water supplies must be approved by the appropriate public officials having jurisdiction.
E. 
A building permit and certificate of occupancy are required.
