A. 
Intent. This provision allowing for the awarding of development bonuses to those applicants who provide certain specified amenities is designed to allow some bulk relaxation for building designs which will reduce and mitigate infrastructure and environmental impacts and will enhance the public enjoyment of amenities that may be provided. Some of these benefits may include improving off-site traffic circulation and incorporating public benefit use into a project design.
A. 
Development bonuses, in the form of relaxations of bulk requirements, may be permitted by the Village Board for office developments, or residential condominium developments in the MF-18 District, only. That is, where the Village Board determines that the additional amenities specified in the site plan for an office development, or residential condominium development in the MF-18 District, as approved by the Village Board, conform to the intent and letter of this article, modification of the basic bulk requirements may be made up to, but not exceeding, the maximum bulk requirements.

B. 
In deciding upon the amount and form of the bonus(es) to be awarded (if any), the Village Board shall determine that all requirements of this article and all other municipal regulations shall be met by permitting the specific modification of the basic bulk requirements. The Village Board shall not grant any bonuses to any applicant as a matter of right, but shall be granted subject to the Village Board's sole discretion after public hearing on notice.
C. 
Possible amenities. Amenities for which development bonuses may be awarded:
(1) 
Public improvements, both adjacent to the site and off-site which are in excess of existing requirements, and in excess of full mitigation of all site-generated impacts.
(2) 
Transportation systems management programs (i.e., van pooling, ridesharing, staggered work hour schedules, improved access to public transportation and similar transportation systems management programs).
(3) 
Provision of public benefit use open to the general public at large (i.e., performing arts center, museums, parks, plazas, fountains, sculptures, gardens and similar public benefit uses).
If development bonuses are granted, the retention and development of attractive open space shall be incorporated into site design, and the minimum landscape requirement shall be increased by an additional 5% of the plot area.
