A special exception use permit may be granted, after public hearing, by the Zoning Board of Appeals for the establishment of a bed-and-breakfast establishment, subject to the conditions set forth below and pursuant to §
170-106 of this chapter:
A. A site area of 5,000 square feet shall be provided
for each overnight guest room. Such site area shall be part of the
minimum lot area required for the use itself.
B. The owner of the property, or a designated representative
of such owner shall reside on the premises.
C. The lodging provided shall be provided for periods
of less than two weeks in duration.
D. Approval of the method of water supply and sewage
disposal by the Westchester County Department of Health shall be required.
