By a resolution adopted by the Board of Trustees on January 14, 1956, and as affirmed by L.L. No. 2-1987,[1] pursuant to the provisions of Article 7 of the Village Law, the Planning Board of the Village of Tuxedo Park, New York, has the power and authority to approve plats for subdivisions within the Village of Tuxedo Park.

It is declared to be the policy of the Board of Trustees, in enacting this chapter, and the Planning Board, in approving plats, to consider land subdivisions as part of a plan for the orderly development of the Village. Land to be subdivided shall be of such character that it can be used for building purposes without danger to health or peril from fire, flood or other menace and with a minimum of detrimental effects on the water supply and total environment of the Village. Proper provision shall be made for drainage, water, sewerage and other needed improvements. Proposed streets shall compose a safe and convenient system conforming to the Official Map as it may be adopted and shall be properly related to the proposals shown on the Comprehensive Plan, and all streets shall be of such width, grade and location as to accommodate prospective traffic and facilitate fire protection, snow removal and other emergency services.
As used in this chapter, the following terms shall have the meanings indicated:
BOARD
The Planning Board of the Village of Tuxedo Park.

ENGINEER
The duly designated Engineer of the Village of Tuxedo Park, or, if there be no such official, the planning consultant or engineer employed by or assigned to the Village Planning Board.
FINAL APPROVAL
Full approval of the final map or plat. It grants authority to proceed when it is duly filed and all conditions are met.
LOT LINE REVISION
The change in boundary, merger or joining of parcels affecting two or more parcels.

MASTER PLAN
A comprehensive plan prepared by the Planning Board pursuant to § 7-722 of the Village Law, which indicates the general locations recommended for the various functional classes of public works, places and structures and for the general physical development of the Village of Tuxedo Park and includes any unit or part of such plan separately adopted and any amendment to such plan or parts thereof.
OFFICIAL MAP
A map established by the Board of Trustees, pursuant to § 7-724 of the Village Law, showing streets, highways and parks theretofore laid out, adopted and established by law and any amendments thereto adopted by the Board of Trustees or additions thereto resulting from approval of subdivision plats by the Planning Board and the subsequent filing of such approved plats.
PLAT
The final map, drawing or chart, on tracing cloth or Mylar, on which the subdivider's plan of subdivision is presented to the Planning Board for approval, and which, if approved, will be submitted to the Orange County Clerk or Registrar for recording.
PRELIMINARY APPROVAL
The conceptual approval of the subdivision after review of the preliminary layout. Such approval implies no authority to sell individual lots or perform construction or site work of any kind.
PRELIMINARY LAYOUT
The preliminary drawings indicating the proposed layout of the subdivision to be submitted to the Planning Board for its consideration.
SUBDIVIDER
Any person, firm, corporation, partnership or association who shall lay out any subdivision or part thereof, as defined herein, either for himself or others.
SUBDIVISION
The division or redivision of real property into parcels, lots, plots, blocks, sites or other divisions of land. For jurisdiction purposes, the term "subdivision" shall include lot line revisions as herein defined.
