Consistent with the general purposes of this chapter and the
goals and objectives of the Lower Allen Township Comprehensive Plan,
the specific intent of this article is:
A.
To provide standards for the development of a variety of general
commercial uses.
B.
To establish these districts in existing commercial areas and to
allow for the reasonable expansion of such uses.
C.
To develop standards designed to minimize traffic congestion and
to provide for public conveniences.
The permitted uses are as follows:

Accessory uses and structures customarily incidental to the above permitted uses, in accordance with § 220-150.

Parking lots as a principal use.
A.
All uses shall be provided for in accordance with performance standards as contained within Article XIX herein.
B.
Outdoor storage and display, when accessory to a permitted use, shall
be regulated as follows:
(1)
Outdoor storage or display shall not occupy any part of the street
right-of-way and no other area intended or designed for pedestrian
use, required parking areas nor required front yard.
(2)
Outdoor storage areas, excluding display areas, shall be shielded from view from the public streets and adjacent residential uses in accordance with § 220-201.
(3)
Roadside produce and nursery stands shall be exempted from outdoor
storage limitations.
C.
Stores, shops and businesses shall be conducted within an enclosed building, except as otherwise permitted in accordance with Article XIX herein.
D.
There shall be no manufacturing, compounding, processing or treatment
of products other than that which is clearly incidental and essential
to a retail store and when all such products are sold on the premises.
Impervious coverage shall not exceed 70% of the lot.

No building shall be erected to a height in excess of 75 feet.
When adjacent to a residential district or use, two feet in additional
setbacks along the adjacent property lines shall be provided for every
foot that the building height exceeds 50 feet.
A.
There shall be no minimum lot area. Lot area shall be based upon
required setbacks, impervious coverage, off-street parking and loading/unloading,
floodplains/wetlands, steep slope requirements, woodland preservation
and other applicable criteria as set forth in this chapter.
B.
The minimum lot width shall be not less than 50 feet at the dedicated
right-of-way line.
Off-street parking, loading areas and access shall be provided in accordance with Article XIX.
