The purpose of this district is to accommodate areas with existing development on smaller lots adjacent to the regional transportation network and easily served by the future extension of public utilities in the Township.
In the R-1 Suburban Residential District, the following uses are authorized:

In the R-1 Suburban Residential District all uses shall be subject to the following regulations, except as they may be modified by Article X governing planned residential development or by the express standards and criteria for the specific conditional uses or uses by special exception contained in Article XI.
A. 
Minimum lot size:
(1) 
Single-family dwelling: 22,000 square feet.
(2) 
Two-family dwelling: one acre (43,560 square feet).
(3) 
All other uses: one acre.
B. 
Minimum lot width:
(1) 
Single-family dwelling: 100 feet.
(2) 
Two-family dwelling: 150 feet.
(3) 
All other uses: 150 feet.
C. 
Maximum lot coverage: 35%.
D. 
Minimum front yard: 50 feet from front lot line or 75 feet from street center line, whichever is greater.
E. 
Minimum rear yard:
