The restrictions and controls intended to regulate development in each district are partially set forth in the schedules incorporated herein and entitled "Schedule I: Permitted Uses," "Schedule II: Lot and Yard Requirements," "Schedule III: Height, Coverage and Living Area Requirements" and "Schedule IV: Minimum Required Off-Street Parking" and are further supplemented by other sections of this chapter.

Except as otherwise provided in this chapter:
A. 
No structure shall be erected and no existing structure shall be moved, altered, added to or enlarged, nor shall any land or structure be designed, used or intended to be used for any purpose or in any manner other than as specified among the users listed as permitted in the district in which such structure or land is located.
B. 
No structure shall be erected, reconstructed or structurally altered to exceed in height the limit designated for the district in which such structure is located.
C. 
No structure shall be erected, altered, enlarged or rebuilt, nor shall any open space surrounding any structure, including areas above existing roofs, be encroached upon or reduced in any manner, except in conformity to the yard, lot area, and structure location regulations designated for the district in which such structure or open space is located.

D. 
No yard or other open space provided about any structure for the purpose of complying with the provisions of this chapter shall be considered to provide a yard or open space for any other structure, and no yard or other open space on one lot shall be considered as providing a yard or open space for a structure on any other lot.
E. 
No structure shall be altered, enlarged or rebuilt without first accommodating those elements of design required by zoning ordinance. Such requirements of design include but are not limited to garages and driveways.

Any use not designated as a permitted principle use, accessory use or conditional use is specifically prohibited from any district in the Borough. Permitted uses are as indicated in Schedule I: Permitted Uses.[1] All principal permitted uses, permitted accessory uses and conditional uses permitted herein shall be in conformance with the performance controls set forth in applicable state and borough ordinances, statutes, rules and regulations.

The regulations set forth in Schedule II: Lot and Yard Requirements[1] shall apply to all structures and lots within the several districts respectively, unless otherwise specified in this chapter. Where minimum lot widths at the setback line are required, the specified width shall be maintained from the setback line for an additional 40 feet toward the rear lot line.

The regulations set forth in Schedule III: Height, Coverage and Living Area Requirements[1] shall apply to all structures and lots within the several districts respectively, unless otherwise specified in this chapter.
