A. 
The purpose of the Professional Office District PO-1 shall be to create a zoning district for single-family detached homes at a maximum density of eight units per acre for single-family detached homes and provide for certain specific professional office uses within homes or buildings construction for those professional office uses.
B. 
Within this zone, no lot or building shall be used and no building shall be erected or altered to be used, in whole or in part, unless it complies with the schedule of Article III and the following regulations.
The uses permitted in the R-1 Residential District shall be the uses permitted in the PO-1 District. In addition, the following specific uses shall be permitted in the PO-1 Zone.
A. 
Medical doctors;
B. 
Certified public accountants;
C. 
Financial advisors;
D. 
Veterinarians;
E. 
Optometrists;
F. 
Ophthalmic dispensers;
G. 
Chiropractic professionals;
H. 
Real estate agents and appraisers;
I. 
Architects;
J. 
Professional engineers;
K. 
Planners;
L. 
Attorneys; and
M. 
Similar professional occupations as may be so designated by the Planning Board upon a virtue of the need for similar training and experience as a condition for the practice of such occupation.
The construction of a new building or the conversion of any dwelling or building or portion thereof existing at the effective date of this chapter into a building for professional office, subject to the submission of a site plan and compliance with public notice requirements and to the following requirements:
A. 
The provisions for off-street parking are in accordance with § 125-57. All parking spaces are to be located in the yard behind the building. All parking areas shall be at least 12 feet from all property lines in accordance with Article XIII. Parking shall be screened from adjacent residential properties with grass, shrubs, trees, fences and/or earthen berms to protect residential properties from parking illumination, headlight glare, automobile exhaust and noise.
B. 
A landscape buffer, at least 12 feet wide, in accordance with Article XIII, shall be provided in all residential uses.
C. 
Common or joint driveway access and parking to the rear of sites is encouraged.
D. 
The building shall be limited to one professional use.
E. 
Every structure erected, designed or altered for occupancy for any use as permitted in this section shall provide at the rear entrance and access of its building access and space for the loading and unloading of delivery trucks.
F. 
That trash containers shall be housed in an enclosure satisfactory to the Planning Board for the proposed use.
G. 
Provisions for the on-site management of stormwater developed by the increase in impervious pavement area shall be made. Where appropriate, impervious parking coverage shall be limited to the maximum extent possible by use of parking in or under buildings, the elimination of excess paving, grassed landmark parking and the use of permeable surfaces for paving.
H. 
The Planning Board may prescribe such further conditions with respect to the conversion and use of such building as it deems appropriate.
I. 
Any signage shall be in accordance with Article XII of this chapter.

Any construction, alteration, modification or change in the use of a building, structure or lot shall conform to the regulations in the Borough's Construction Code and shall be subject to the review procedures in the Borough's Development Review and Land Use Procedures Ordinance.
