A. 
Minimum gross development area. The minimum gross development area shall be an area of not less than 20 acres.
B. 
Lot area and width. There shall be a lot area of not less than two acres with minimum lot frontage of 200 feet and minimum lot coverage of 35%.
C. 
Front yard. There shall be a front yard on each street on which a lot abuts which shall be not less than 50 feet in depth.
D. 
Side yard. There shall be side yards which shall be not less than 15 feet, and if the property abuts a residential property, then an additional 20 feet to accommodate screens and noise barriers shall be required.
E. 
Rear yard. There shall be a rear yard which shall be not less than 15 feet, and if the property abuts a residential property, then an additional 20 feet to accommodate screens and noise barriers shall be required.
F. 
Building area. Not more than 35% of the area of each lot may be occupied by buildings.
G. 
Building height. No building erected shall exceed 40 feet in height.
H. 
Notwithstanding the provisions of Subsections A through G hereof, where an entrance door is provided which faces a side yard lot line and there is not provided a structure or dwelling door that is parallel to the street line, the distance from the entrance door facing the side yard lot line shall be equal to the front door depth required in Subsection C. If an additional entrance door is provided which faces the other side yard lot line, that door location in relation to the side yard distance shall be governed by the provisions of Subsection D.
A. 
A building may be erected or used and a lot may be used or occupied for any of the following purposes and no other:
(1) 
Light manufacturing.
(a) 
Light machinery, such as small parts for automobiles, small machine parts, cash registers, sewing machines, typewriters, calculators, computers, other office machines and small electrical appliances.
(b) 
Fabrication of metal products, such as baby carriages, bicycles, metal furniture, musical instruments and toys.
(c) 
Fabrication of paper products, such as bags, books, boxes, packaging materials, office supplies and toys.
(d) 
Fabrication of wood products, such as boats, boxes, cabinets, furniture and toys.
(e) 
Food and associated industries comprising any of the following: bakeries, bottling of food and nonalcoholic beverages, food and cereal mixing and milling, food processing, food sundry manufacturing and ice cream manufacturing.
(2) 
Office buildings.
(a) 
Office buildings for executive or administrative purposes.
(3) 
Laboratories.
(a) 
Research laboratories not engaged in biological or nuclear research.
(b) 
Testing laboratories not engaged in testing nuclear or biological materials or products.
(4) 
Garages.
(a) 
Private garage space necessary to store vehicles associated with businesses operating in this district. All vehicles shall be stored in closed garages.
(5) 
Health center or spa.
(6) 
Municipal and public facilities.
(a) 
Offices.
(b) 
Garages.
(c) 
Auditoriums and meeting places.
(7) 
Warehousing.
(a) 
Warehousing of goods and products such as that described in Subsection A(1) above.
(8) 
Outlet store.
(a) 
An outlet store operated in association with manufacturing facilities described in Subsection A(1) above.
(b) 
An outlet store operated in association with warehousing facilities as described in Subsection A(7) above.
B. 
Notwithstanding any of the provisions of this article, all vehicles and storage shall be indoors.
A. 
On buildings.
(1) 
One sign on each facade of any building showing only the name of the building or its occupants shall be permitted.
(2) 
Signs shall not exceed 15% of the area of the facade upon which it is placed.
(3) 
Signs may be illuminated but not of the flashing or animated type.
(4) 
Signs shall not project more than 12 inches in any direction from the facade.
B. 
Freestanding signs.
(1) 
Freestanding signs may be erected to identify permitted buildings or to identify occupants in a multi-occupant building.
(2) 
Freestanding signs shall not exceed an area of 25 square feet on one side.
(3) 
Not more than one freestanding sign shall be erected for each 100 feet of street frontage.
(4) 
Freestanding signs may be illuminated but not be of the flashing or animated type.

A. 
Roadways. Roadways shall be a minimum of 50 feet in width throughout the district and shall be of such construction as to properly handle vehicles normally using the roads in the Industrial Park District. Specifications for these roads shall be determined by the Borough Engineer. A minimum of two entrances and/or exits shall be provided for access to the district.
B. 
Driveways. Driveways shall be sized to accommodate the size of vehicles using them and also to adequately accommodate the volume of vehicles likely to be attracted to the site on a daily basis. Driveway sizes shall be specified by the Borough Engineer. One driveway shall be provided for a site frontage of 100 feet, two driveways shall be provided for site frontages of more than 100 to 800 feet. Driveway provisions for site frontages greater than 800 feet shall be specified by the Paulsboro Planning Board on advice of the Borough Engineer. The Borough Engineer must and shall be involved in the design of driveways and of the entrance and exit to and from the Industrial Park District.
A. 
Design. Buildings should be of a similar design and be constructed of the same or similar materials.
B. 
Placement. Buildings should be placed upon their site in such a manner as to provide practical access and to enhance the site and surrounding buildings as much as possible.
C. 
Common areas. Common areas throughout the zone shall be established. These areas shall be landscaped where possible, and provisions shall be made to maintain them in proper order.
There shall be one full-size parking space for each 200 feet of building area.
There shall be noise barriers, buffers and screens surrounding and around all trash cans, dumpsters and at the property line of any property which abuts a residential parcel.
That portion of the Zoning Map attached hereto and made a part hereof, designated as "Addendum A"[1] marked "District IP," presently designated on the Tax Maps of the Borough of Paulsboro as Block 124, Lots 2 and 10, amends the Zoning Map to the extent of the boundaries of the districts outlined therein and shall be rezoned from R-2 Residential to IP Industrial Park.
