The regulations set by this chapter within each district shall
be minimum regulations and shall apply uniformly to each class or
kind of structure or land.
On and after the effective date of this chapter, no person shall
occupy or use any land or construct or locate any building within
the bounds of the Borough of Riverton except in conformity with the
restrictions and regulations established by this chapter for the district
in which such land or building is located and in conformity with all
other pertinent terms and provisions of this chapter. Any use not
expressly permitted is prohibited.
A.
In all districts, after the effective date of this chapter, any existing
building or other structure or any tract of land or use which is not
in conformity with the regulations for the district in which it is
located shall be deemed legally nonconforming and may continue subject
to the appropriate regulations of this chapter governing such nonconforming
uses, lots and structures. A nonconforming structure, which is destroyed
by casualty, may be rebuilt to the same dimensions and height, and
on the same footprint, as the nonconforming structure, provided that
construction is started within one year of the date of destruction.
A nonconforming use or structure shall not be expanded without a variance
approval from the Zoning Board, except that an existing nonconforming
single-family residence structure may be expanded without a variance,
provided that the expansion does not increase the nonconformity in
any manner. All construction shall be according to the New Jersey
building and construction codes.

B.
Where two or more adjoining lots are under the same ownership and
one or more of said lots should not conform with the minimum area
or dimension requirements for the zone in which it is located, the
lots shall be considered as a single lot and the provisions of the
following subsection shall not apply.
C.
Any nonconforming lot existing on the effective date of this chapter
which does not meet the definition of the previous subsection may
have a building permit issued for a permitted use without an appeal
to the Board of Adjustment, provided that the building coverage is
not exceeded and the parking and yard requirements are met.
All structures for which permits have been obtained, and the
construction of which or a portion of which has been begun, or for
which a contract or contracts have been let, pursuant to a permit
issued prior to the passage of this chapter, may be completed and
used in accordance with the plans for which said permit was granted.
