A. 
In any Residential R15 District, land, building or premises shall be used for one or more of the following:
(1) 
Single-family detached dwelling.
(2) 
Municipal buildings and facilities, including utilities and libraries.
(3) 
Public parks, playgrounds and facilities.
B. 
The following conditional uses may be permitted subject to the requirements of this code and in accordance with all other applicable laws and regulations;
(1) 
Churches and schools.
(2) 
Home occupations.
(3) 
Bed-and-breakfast establishments.
(4) 
Country clubs.
(5) 
Affordable housing development, in accordance with the provisions of § 128-39.8, Baptist Home Affordable Housing Overlay Zone.

The following accessory uses shall be permitted:
A. 
Private garages limited to 750 square feet.
B. 
Private swimming pools.
C. 
Utility sheds limited to 150 square feet.
The following area and bulk regulations shall apply.
A. 
Minimum lot size: 15,000 square feet.
B. 
Minimum front yard: 30 feet in depth. However, if two neighboring front yards are both less then 30 feet deep, the required minimum front yard depth for the subject front yard shall be reduced to that of the deepest of those two neighboring front yards. For the purposes of this paragraph, "two neighboring front yards" shall mean front yards, or side yards of corner lots, that are both on the same side of the same street as the subject front yard, and are either directly abutting the subject front yard, or separated only by a narrow piece of property (e.g. the "pole" of a flag lot) or alley, either of which is no more than 30 feet in width along the full depth of the subject front yard.

C. 
Minimum side yards:

(1) 
Principal building: 20 feet on each side, with a total aggregate of not less than 45 feet.
(2) 
Accessory building: three feet on each side.
D. 
Minimum rear yards:

(1) 
Principal building: 25% of total mean depth of lot.
(2) 
Accessory building: three feet.
E. 
Maximum building height: 35 feet.
F. 
Minimum frontage: 75 feet.
G. 
Maximum lot coverage: 30%.
All other applicable regulations of this chapter shall be followed as required.
