The location and boundaries of said zones or zone districts are hereby established on the Zoning Map of the Township of Washington, Morris County, dated July 12, 2001, which is attached hereto and made a part of this chapter. Said map or maps and all notations, references and designations shown thereon shall be, as such, a part of this chapter as if the same were all fully described and set forth herein.
A. 
Designation of zone boundaries.
(1) 
The zone boundary lines are intended generally to follow the center lines of streets; the center lines of railroad rights-of-way; existing lot lines; the center lines of rivers, streams and other waterways; and municipal boundary lines.
(2) 
Where a district boundary line does not follow such a line, its position shall be shown on the Zoning Map by a specific dimension expressing its distance in feet from a street line or other boundary line as indicated.
B. 
Determination of doubtful lines. In cases of uncertainty or disagreement as to the true location of any zone boundary line, the determination thereof shall be with the Board of Adjustment, under the provisions of § 217-110B of this chapter.
C. 
Boundary line to coincide with lot line.
(1) 
If a zone boundary line falls within 50 feet of a lot line existing at the time of passage of this chapter, then the lot line shall be considered the zone boundary line.
(2) 
In the event that a zone boundary line divides one or more lots, other than as provided in Subsection C(1) above, then the zone boundary line shall be utilized in all area, bulk, yard, buffer and any other dimension requirements in this chapter, except that land in a residence zone which requires a smaller lot area may be used to meet area and side yard requirements for abutting or adjacent land in residence zones requiring larger lot areas.
