A.
All lots shown on a plat shall be adaptable for the
intended purposes without danger to health or peril from flood, fire,
erosion or other menace.
B.
Physical improvements to the property being subdivided
shall be provided, constructed and installed as shown on the final
plat, in accordance with the requirements of the Township as set forth
in this chapter.
C.
All required improvements, such as curbs, gutters,
sidewalks and roads, shall be constructed in accordance with current
New Jersey State Highway Department construction methods utilizing
approved materials.
D.
Supervision of the installation of the required improvements
shall in all cases be the responsibility of the developer.
E.
All of the required improvements shall be subject
to inspection and approval by the Municipal Engineer, who shall be
notified by the developer at least 24 hours prior to the start of
construction. No underground installation shall be covered until inspected
and approved.
All streets intended to be dedicated to public
use shall be in accordance with Township or county requirements as
applicable to full cartway width and shown on the final plat.
Curbs shall be installed along both sides of
all streets.
All collector and arterial streets shall be provided with paved all weather sidewalks as required in § 163-39.
Erosion and sediment control facilities shall be installed in accordance with the design principles and requirements contained in § 163-44.
Storm sewers and related facilities shall be installed in accordance with the design principles and requirements contained in § 163-43.
Sanitary sewage disposal systems shall be installed in accordance with the design principles and requirements contained in § 163-45.
Water supply shall be installed in accordance with the design principles and requirements contained in § 163-46.
Whenever access to the subdivision is required
across land located in another municipality, the Planning Board may
request assurance from the Township Attorney that access is legally
established and from the Municipal Engineer that the access road is
adequately improved or that a performance guaranty has been duly executed
and is sufficient in amount to assure the construction of the access
road.
The applicant shall place permanent reference
monuments in accordance with the requirements of the Map Filing Law
of the State of New Jersey, N.J.S.A. 46:23-9.11.
Street name signs shall be installed at all street intersections. The design and placement of such signs shall conform to § 163-37E and be subject to approval by the Township and the county, as required.

The following improvements are recommended:
All portions of a subdivision not covered with buildings or other
impermeable surfaces and not retained in their natural state shall
be suitably landscaped.
