Plans shall be processed in accordance with § 119-13 of this chapter and Chapter 135, Zoning, and the design standards shall comply with applicable sections of each ordinance.
Lot size and density shall comply with Chapter 135, Zoning.
A. 
Source. Where feasible, all mobile home parks, travel trailer parks and campgrounds shall be connected to the public or a community water system. Feasibility shall be established in accordance with § 119-32A of this chapter. Additionally, all water supply systems shall be provided in accordance with § 119-60B of this chapter.
B. 
Connection. All mobile homes and accessory service buildings for mobile home parks, travel trailer parks and campgrounds shall be connected to a public or a community water supply system. Individual water riser pipes having an inside diameter of not less than 3/4 inch shall be provided for each mobile home stand and shall terminate no less than four inches above the ground.
C. 
Protection of waterlines. Adequate provisions shall be made to protect water service lines from damage, including a shutoff valve, installed below the frost line at the curbline for each mobile home space.
D. 
Fire hydrants. Fire hydrants or yard hydrants shall be installed in accordance with the provisions of the Middle Department Association of Fire Underwriters and the public water provider regulations, when applicable.
A. 
Approved system. All mobile home parks, travel trailer parks and campgrounds shall conform to § 119-60A of this chapter with respect to establishing an acceptable sanitary sewage disposal facility.
B. 
Connection. Where feasible, all mobile homes and accessory service buildings to mobile home parks, travel trailer parks and campgrounds shall be connected to a public or community sewer system. Feasibility shall be established in accordance with § 119-32A of this chapter. Individual riser pipes having a minimum inside diameter of four inches shall be located on each mobile home lot and shall extend four inches above ground level. The sewer riser pipe shall be sealed with a securely fastened plug when the site is unoccupied. Positive surface drainage away from the plug shall be provided to ensure no infiltration of surface water will occur. All sewer lines shall be constructed with materials and by methods approved by the public sewer provider and the DEP.
C. 
Protection. Adequate provision shall be made to protect sanitary sewers from stormwater infiltration and damage.
All mobile home parks shall conform to the requirements of Chapter 113, Stormwater Management, with respect to stormwater drainage, erosion and sedimentation and floodplain controls.
A. 
General. Private streets shall be provided in the park as the principal trafficway, and each mobile home lot shall abut and have access to such a street.
B. 
Width. All streets and alleys within a mobile home park shall conform to the right-of-way widths and cartway widths specified in Article VI.
C. 
Construction standards. The cartway construction standards shall conform to § 119-52R, as well as the requirements of PennDOT Publication 408.
D. 
Sight distance at street intersection. A clear sight triangle and stopping sight distances shall be maintained in accordance with § 119-52L.
E. 
Horizontal and vertical alignment requirements. All streets and access drives shall be designed in accordance with § 119-52H and I.
Off-street parking spaces shall be provided in all mobile home parks, travel trailer parks and campgrounds. Two spaces per dwelling unit shall be provided either on the lot/parking pad or in a common, paved parking compound within 200 feet of the lot/parking pad to be served. The spaces shall be designed in the accordance with § 119-53.
A. 
Location. All mobile home parks, travel trailer parks and campgrounds shall have pedestrian walks and curbs along parking compounds and private streets and between mobile home units, parking pads and service buildings.
B. 
Construction. Construction of sidewalks and curbing shall comply with § 119-53B and C.
All streets, alleys and parking compounds shall be lighted to provide an average minimum two-footcandle level of illumination at an elevation of three feet above the grade for the safe movement of pedestrians and vehicles at night. All lighting shall be so arranged as to reflect the light away from adjoining premises and public rights-of-way.
Landscaping shall comply with Chapter 135, Zoning and § 119-59.
Building setback requirements shall be in compliance with Chapter 135, Zoning, and § 119-55. If in the event of a conflict between ordinances, the more stringent requirement shall apply.
Solid waste disposal shall be the responsibility of the operator of the mobile home park, travel trailer park or campground and shall be performed in accordance with the requirements of the DEP.
