The purpose of this district is to provide the same purposes as the PIC District, but recognizing that the PO/IP District is less appropriate for retail and personal services uses.
The requirements of the PO/IP District shall be identical to the PIC District except:
A. 
Retail sales of goods, prepared foods and/or personal services are prohibited, except that such uses are permitted if they total a maximum of 5% of the floor area of any building.
(1) 
However, this Subsection A shall not limit the following uses: standard restaurants, financial institutions, hotels/motels, convention/conference facilities and services directed predominantly towards office and light industrial businesses.
B. 
Any shopping center, shopping mall or other lot including more than 10,000 square feet of retail floor area is prohibited in the PO/IP District.
C. 
Any combination of uses permitted by right or by condition in the Planned Industrial/Commercial District (PIC) shall be permitted as a conditional use.

D. 
Training facilities shall be permitted by right as a business, medical, public or semipublic office use.

E. 
Distribution activities shall be permitted as a conditional use, either as a stand-alone use or in combination with other uses (to be known as limited distribution centers), provided that:

(1) 
The distribution and warehousing component of any building does not exceed 200,000 square feet of building area; and
(2) 
The building does not contain more than one truck docking bay for each 6,500 square feet of building area; and
(3) 
Docking bays shall not be constructed or maintained on opposite sides of the building; and
(4) 
The building is located in an approved industrial park; and
(5) 
The building is situated on a parcel which does not abut residentially zoned land
F. 
Limited distribution centers need not comply with the requirements for trucking company terminals, notwithstanding the provisions of § 190-210B(23).
