The R-3 Single-Family Residential District is intended to provide sites for predominantly single-family and two-family residential uses, together with noncommercial public support activities, in the mature developed areas of the Township. This district is intended to ensure adequate light, air, privacy and open space for dwelling sites commensurate with residential use and to maintain the desirable residential qualities of the area by the establishment of appropriate site standards.
A. 
The following uses shall be permitted:
(1) 
Uses permitted in the R-1 and R-2 Districts, as specified in §§ 190-11 and 190-16 of this chapter, shall be permitted in the R-3 District.
(2) 
Municipal buildings for administrative, recreation or service functions.
B. 
Permitted uses shall not include the raising, boarding, breeding, keeping or permitting of any livestock or poultry or any animals other than household pets on the premises.

A. 
The following accessory uses shall be permitted in conjunction with authorized uses in the R-3 District: Accessory uses permitted in the R-2 District, as specified in § 190-17 of this chapter, shall be permitted in the R-3 District.
B. 
Accessory uses shall not include the raising, boarding, breeding, keeping or permitting of any livestock or poultry or any animals other than household pets on the premises.

The following conditional uses may be permitted, subject to the issuing of a conditional use permit in accordance with the provisions of Article XIV of this chapter and the standards and criteria listed herewith:
A. 
Home occupations, pursuant to, the requirements specified in § 190-18A of this chapter.
B. 
Row housing, pursuant to the following standards and criteria:
(1) 
Structures shall comply with all of the width, coverage, yard and building requirements specified in § 190-26 of this chapter for the R-3 District.
(2) 
Lot area shall meet a minimum standard of 7,500 square feet for the initial dwelling unit plus 1,500 square feet for each additional dwelling unit.
(3) 
A minimum of one square foot of usable open space shall be provided for each four feet of gross residential floor area, but not less than 150 square feet of usable open space per dwelling. Usable open space may be common space accessible to more than one dwelling unit or may be private space accessible to a separate dwelling. Usable open space shall not include area reserved for off-street parking requirements nor utility space devoted to maintenance or support activities relating to the housing units.
C. 
Keeping of horses, pursuant to the requirements specified in § 190-13C of this chapter.

The following uses may be permitted as special exceptions, subject to approval by the Zoning Hearing Board, in accordance with the provisions of Article XIV of this chapter and the standards and criteria listed herewith: conversion apartments, pursuant to the requirements specified in § 190-19A of this chapter.
The following requirements shall apply in the R-3 District:
A. 
Minimum lot area shall be 7,500 square feet.
B. 
Minimum lot width shall be 50 feet at the building line.
C. 
Minimum front yard depth shall be 20 feet from the front lot line.
D. 
Minimum side yard width on each side of the lot shall be 71/2 feet. The minimum side yard width on the street side of a corner lot shall be 10 feet.
E. 
Minimum rear yard depth shall be 10 feet from the rear yard line.
F. 
No more than 20% of the total site shall be covered by structures.
G. 
No structure shall exceed 35 feet in height.
