The purpose of this district is essentially the same as the purpose of the R-1 District while permitting a somewhat higher density.
Land, buildings, or premises shall be used by right for only one or more of the following uses:
A. 
Any uses permitted by right within the R-1 Residential District.
B. 
Dwellings, single-family semidetached, provided that the dwelling with which it has a party wall in common is erected at the same time.
The following use is permitted by conditional use only, subject to the applicable provisions of Article XVIII:
A. 
Those uses permitted by conditional use in the R-1 Residential District.
The following uses are permitted by special exception from the Zoning Hearing Board, provided that they conform to the R-2 area and bulk regulations:
A. 
Those uses permitted by special exception in the R-1 Residential District.
B. 
Residential conversions, subject to § 213-130.
The following uses are permitted as accessory uses incidental to the uses permitted by right, provided that they conform to the R-2 area and bulk regulations:
A. 
Those uses permitted as accessory uses in the R-1 Residential District.
