The purpose of this District is to encourage
single-family developments at suburban densities in locations in the
Township where utilities and transportation facilities exist or are
anticipated in the future and to provide for accessory uses and compatible
public and semipublic uses as conditional uses and uses by special
exception.
In the R-2 Suburban Residential District, only
the following uses are authorized:
A. Permitted uses.
(1) Principal uses.
(e)
Township-related facilities.
(g)
Incidental mineral removal.
(2) Accessory uses.
(b)
Off-street parking and loading, subject to Article
XVII.
(d)
Other accessory uses customarily incidental
to and on the same lot with any permitted use, conditional use or
use by special exception authorized in this District.
(e)
Private residential swimming pools or sports courts, subject to §
240-99.
(f)
Private garages and storage buildings subject to §
240-99.
(h)
No-impact home-based business, subject to §
240-106.
(i)
Keeping of domestic pets.
(j)
Garage sales and temporary auto sales subject to §
240-109.
B. Conditional uses.
(1) Principal uses.
(i)
Open space design option, subject to Article
XIV.
(j)
Public recreation, other than Township-related facilities, subject to §
240-95A(38).
(k)
Public buildings other than Township-related facilities, subject to §
240-95A(9).
(2) Accessory uses.
(a)
Communications antenna mounted on an existing building or on an existing public utility storage or transmission structure, subject to §
240-95A(12).
(b)
Temporary construction trailer, model home or sales office, subject to §
240-95A(49).
C. Uses by special exception.
(1) Principal uses.
(b)
Day-care center or preschool facility in a church or school, subject to §
240-95A(15).
In the R-2 Suburban Residential District, all uses shall be subject to the following regulations, except as they may be modified by the open space design option specified in Article
XIV and the express standards and criteria for the specific conditional uses and uses by special exception contained in Article
XV.
A. Minimum lot area.
(2) Single-family dwelling.
(a)
Without public sewers: 43,560 square feet.
(b)
With public sewers: 20,000 square feet.
(3) All other principal uses: one acre.
B. Minimum lot width.
(1) Single-family dwelling.
(a)
Without public sewers: 150 feet.
(b)
With public sewers: 95 feet.
(2) All other principal structures: 175 feet.
C. Maximum lot coverage: 25%.
D. Minimum front yard: 35 feet.

E. Minimum rear yard.
(1) Principal structures: 30 feet.
F. Minimum side yard.
(1) Single-family dwellings.
(a)
Without public sewers: 35 feet total; minimum
15 feet one side.
(b)
With public sewers: 25 feet total; minimum 10
feet one side.
(2) All other principal structures: 30 feet.

H. Permitted projections into required yards: see §
240-100.
I. Maximum height.
(1) All principal structures: 2 1/2 stories but no
more than 35 feet.
(2) All accessory structures: one story but no more than
20 feet.
