The purpose of this District is to provide for
heavier industrial uses in existing locations and to encourage the
redevelopment of older industrial sites to campus-style development
of research and industrial uses in appropriate locations in the Township,
consistent with sound planning and environmental controls.
In the I-1 General Industrial District, only
the following uses are authorized:
A. Permitted uses.
(1) Principal uses.
(a)
Bakery, pizza, ice cream or candy shop, including
on-site processing.
(b)
Business or professional offices.
(c)
Cleaning and dyeing plant.
(h)
Food and related products, packaging, storage
and distribution.
(k)
High technology industries.
(l)
Incidental mineral removal.
(m)
Light manufacturing, provided all storage and
operations are within a completely enclosed building.
(n)
Mini-warehouse or self-storage facilities.
(o)
Noncommercial recreation.
(p)
Packaging, storage and distribution.
(r)
Public recreation, other than Township-related
facilities.
(s)
Public utility building or structure.
(u)
Research and development, including pilot manufacturing.
(w)
Township-related facilities.
(x)
Truck and heavy equipment rental, sales and
service.
(z)
Vehicle rental, sales and service.
(bb)
Warehousing and distribution.
(cc)
Water towers and water storage facilities.
(2) Accessory uses.
(b)
Off-street parking and loading, subject to Article
XVII.
(d)
Other accessory uses customarily incidental
to and on the same lot with any permitted use, conditional use or
use by special exception authorized in this District.
(e)
Retail sales of products produced on site.
(f)
No-impact home-based business or home occupation
in a dwelling which is a nonconforming use.
B. Conditional uses.

In the I-1 General Industrial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article
XV.
A. Minimum lot area: 40,000 square feet.
B. Minimum lot width: 150 feet.
C. Maximum impervious surface coverage: 65%.
D. Minimum front yard: 50 feet.
E. Minimum rear yard.
(1) Principal structures of three stories or less.
(a)
Adjoining any R District: 100 feet.
(b)
Adjoining all other districts: 30 feet.
(2) Principal structures exceeding three stories.
(a)
Adjoining any R District: 100 feet plus 50 feet
for each story over three stories.
(b)
Adjoining all other districts: 30 feet plus
50 feet for each story over three stories.
(3) Accessory structures: 30 feet.
F. Minimum side yard.
(1) Principal structures of three stories or less.
(a)
Adjoining any R District: 100 feet.
(b)
Adjoining all other districts: 20 feet.
(2) Principal structures exceeding three stories.

Adjoining any R District: 100 feet plus 50 feet
for each story over three stories.
(b)
