In U-R Unit Residential Districts, the following regulations shall apply.
Buildings may be erected, altered or used and land may be used or occupied for any of the following purposes and no other:
A. 
Such selection of uses permitted in any residential district and other uses of the same general character, plus signs (subject to the provisions of Article XXVII) and customarily incidental accessory uses, as are designated on a development plan formulated, submitted and approved as prescribed in Article XXXIII herein, when arranged on the land in conformity with such plan.

A. 
The heights of buildings and other structures erected, altered or enlarged in this district and the area, width, yard and building coverage requirements therefor shall be as specified on or in connection with the development plan, provided that no building or other structure shall exceed a maximum height of 35 feet.
B. 
The area encompassed by the development plan shall be not less than 40 acres.
C. 
On any lot in any side yard not abutting a street, an accessory structure may be erected and maintained within the rear quarter of the lot if not closer to the side lot line than four feet and if not closer to the rear lot line than five feet.

The area of the tract, excluding streets, but including the area devoted to parks, playgrounds and other open spaces, will provide the minimum lot area per family required in R-2 Residential Districts, counting all families to be housed under the plan.
