In LI Limited Industrial Districts, the following regulations shall apply.
A building may be erected, altered or used and a lot may be used or occupied for any of the following purposes and no other:
A. 
Any use permitted in AG Agricultural Districts and the following uses:

(1) 
Bakery, confectionery, upholstery or other custom shop for the production of articles to be sold on the premises.
(2) 
Newspaper publishing, job printing, self-service laundry.
(3) 
Dry cleaning when established as a nonflammable-type operation.
(4) 
Greenhouse, garden supplies, provided that no merchandise shall be displayed in the front yard or in a side yard abutting a street.
(5) 
Automobile sales agency, including used car lot as an accessory use, provided that no merchandise shall be stored or displayed in a front yard or side yard abutting a street.
(6) 
Vehicle service and repair shop.
(7) 
Plumbing or other building supplies, including the storage or warehousing of merchandise exclusively for sale on the premises, provided that such storage or warehousing shall be fully enclosed within a building.
(8) 
Undertaking establishment, veterinary hospital, pet shop.
(9) 
Sexually oriented businesses shall be permitted, provided that the requirements of Articles XXXVIII and XXXIX are met.
(10) 
Dwellings shall be permitted only as pursuant to § 165-205 of Article XXXI herein.
(11) 
Dwelling quarters in connection with any manufacturing or industrial establishment, for watchmen and caretakers employed upon the premises.
(12) 
Hookah lounges shall be permitted, provided that the requirements of § 165-219.3 are met.

B. 
Wholesaling, warehousing, distributing, trucking; laundering, cleaning and dyeing; storage and sale of lumber, plumbing, other building materials and supplies, ice, coal, fuel oil, monuments; metalsmithing, extrusion of small metals, welding, body repair, plating; cold-storage plant, frozen food locker; laboratory for research and testing.
C. 
Manufacturing or processing of beverages, confections, cream, all food products (exclusive of meat- or fish packing), ceramics, clothing, plastics, electrical appliances, furniture, hardware, tools, dies, patterns, scientific instruments, jewelry, timepieces, optical goods, musical instruments, toys, cosmetics, tobacco products, drugs, printing and publishing.

D. 
Manufacturing of products from the following previously prepared materials: wood, glass, textiles, cork, leather, bone, horn, shell, fur, feathers, hair, sheet rubber, paper.
E. 
Signs, subject to the provisions of Article XXVII herein.
F. 
Any use of the same general character as any of the uses hereinbefore specifically permitted when authorized as a special exception.
G. 
Accessory use on the same lot with and customarily incidental to any of the foregoing permitted uses.
H. 
Gasoline service station use when authorized by a special exception.

I. 
Automobile sales agency and/or used car lot, provided that the used car lot is a minimum of five acres. No merchandise shall be stored or displayed in a front yard setback or side yard setback abutting a street.

J. 
Restaurants shall be permitted on lots, parcels or tracts of land containing at least 50 acres in the LI Zoning District, not to exceed more than one restaurant per 15 acres.

A. 
The maximum height of buildings and other structures erected or enlarged in this district shall be 50 feet, except that such height may be increased to a maximum of 65 feet, provided that for every foot of height in excess of 50 feet, there shall be added to each yard requirement one corresponding foot of width or depth.
B. 
For developments on lots, parcels or tracts of land containing at least 90 acres in the LI Zoning District, building height may be increased to a maximum of 80 feet, provided that:
(1) 
For every two feet of height in excess of 50 feet, there shall be added to each yard requirement one corresponding foot of width or depth; and
(2) 
No such building shall be in excess of six floors.
A. 
Front yards. There shall be a front yard on each lot which shall be not less than 40 feet in depth.

B. 
Side yards.

(1) 
On each interior lot, there shall be two side yards having an aggregate width of not less than 40 feet, neither side yard having a width of less than 15 feet, except as hereinafter provided in Subsection E hereof.

(2) 
On each corner lot, there shall be two side yards, the side yard abutting the street having a width of not less than 40 feet and the side yard not abutting the street having a width of not less than 15 feet, except as hereinafter provided in Subsection E hereof.

C. 
Rear yard. There shall be a rear yard on each lot the depth of which shall be not less than 20 feet, except as hereinafter provided in Subsection E hereof.

D. 
Building coverage. Not more than 75% of the area of any lot shall be occupied by buildings.
E. 
Lots abutting residential or agricultural districts. Unless authorized as a special exception, no building or structure shall be erected closer than 150 feet to any residential or agricultural zoning district. In no case shall any building or structure or any parking area be closer than 50 feet to any residential or agricultural district, which fifty-foot area shall be maintained as a green area and planted in grass, shrubs and/or trees.

The regulations set forth in Article XXIV, § 165-138, herein shall apply.

Off-street parking and loading shall be provided in accordance with the provisions of Article XXVIII. Notwithstanding the provisions of Article XXVIII, no parking shall be permitted in the required front yard of any lot in this district nor closer than 50 feet to any agricultural or residential district.

Buffers shall be provided in accordance with the regulations set forth in § 165-140 herein.[1]
