In expansion of the legislative intent and community development objectives contained in Article I, §§ 150-2 and 150-3, of this chapter and in support of the goals and recommendations of the Worcester Township Comprehensive Plan, it is the intent of this article to:
A. 
Provide medium-density housing in portions of the Township that are appropriate for this density of housing, given the location of growth areas, sewer lines, water lines, major roads, commercial cores and Township uses.
B. 
Meet the housing needs of the Township's residents by providing a variety of lots sizes for single-family detached development.
C. 
Protect privacy and provide light and air by requiring an adequate lot size and yard dimensions.
D. 
Provide a transition from higher-intensity or -density areas to lower-density areas.

A building may be erected or used and a lot may be occupied for any of the following purposes and no other:
A. 
Agriculture.
B. 
One single-family detached dwelling.
C. 
Accessory uses in accordance with Article XXIV of the Township Zoning Ordinance.
D. 
Municipal use, as defined in Article III.

E. 
No-impact home-based business, as defined in § 150-9; provided that the permission for such use granted herein shall not supersede any deed restriction, covenant or agreement restricting the use of land, nor any master deed, bylaw or other document applicable to a common interest ownership community.

A. 
Minimum lot area with public sewer and water. Twenty thousand square feet shall be the minimum lot area that shall be provided for every building or use, provided that the lot is served by public water and sewers.
B. 
Minimum lot area with on-site water or on-site sewers. Forty thousand square feet shall be the minimum lot area that shall be provided for every building or use, provided that either on-site water or on-site sewer is proposed.
C. 
Minimum lot width. One hundred feet shall be the minimum lot width provided for every building or use.
A. 
Front yard. Fifty feet shall be the minimum size of the front yard on each lot. A corner lot shall have one front yard of 50 feet and the second of 35 feet.
B. 
Rear yard.
(1) 
Thirty-five feet shall be the minimum size of the rear yard on each lot.[1]

C. 
Side yards. An aggregate total of 35 feet shall be provided for the two side yards with a minimum of 10 feet for any one side.
A. 
Building coverage. Fifteen percent shall be the maximum total building coverage on a lot.
B. 
Impervious coverage.
(1) 
Forty percent shall be the maximum total impervious coverage on a lot.
(2) 
Forty percent shall be the maximum total impervious coverage on a lot for nonresidential use.
A. 
Building height. Thirty-five feet, not exceeding 2.5 stories, shall be the maximum height for any building or other structure erected or enlarged in this district.
B. 
Fifteen feet, not exceeding 1.5 stories, shall be the maximum height for any structure accessory to a single-family detached dwelling.
A. 
Residential. For each dwelling in this district, no less than two all-weather off-street parking spaces shall be provided in accordance with the applicable provisions of Article XXII of the Township Zoning Ordinance.
B. 
Nonresidential. For any use other than single-family detached residential in this district, off-street parking and loading facilities shall be provided in accordance with Article XXII of the Township Zoning Ordinance. Further, such parking shall not occupy any portion of the front, side or rear yards required under this article.
C. 
Setbacks. No parking area or driveway shall be located within five feet of any property line, for any use, except as required for normal ingress and egress.
A. 
Signs. Signs shall be permitted in accordance with the applicable provisions of Article XXI of the Township Zoning Ordinance.
B. 
Non-dwelling structures. Swimming pools, tennis courts and animal shelters may be permitted in this district, subject to the applicable regulations under Article XXIV, General Regulations, of the Township Zoning Ordinance.
C. 
Additional regulations. Lots in this district shall be subject to modified and/or additional regulations under Article XXIV, General Regulations, of the Township Zoning Ordinance, as applicable.
D. 
Detention basins in yard areas. Detention basins shall be allowed in yard areas only in accordance with the applicable regulations under Article XXIV, General Regulations, of the Township Zoning Ordinance.
