No building, structure, area, lot or land shall
be used, in whole or in part, for other than one or more of the following
specified uses in the I-1 Industrial District:
A. All uses permitted in the B-1 District, except residences,
and subject to the restrictions of the B-1 District.
B. Club or private community center buildings or recreational
facilities, whether for profit or not.
C. Business or vocational schools.
D. Hospitals, clinics and medical and dental laboratories.
E. Office buildings, theaters and showrooms.
F. Research, experimental and testing laboratories, general
manufacturing plants or establishments for general processing and
fabricating only in direct connection with such research, experimental
and testing laboratories, provided that there is no emission of odor,
dust, smoke, gas or noise beyond the limits of its lot.
G. The production of agricultural, floricultural and/or
horticultural crops under glass, subject to the following restrictions:
No commercial greenhouse heating plant shall be located within 50
feet of any district boundary.
H. Blueprinting, photostating, wholesale photographic
developing and commercial printing.
I. Jewelry manufacture from precious metals.
Within both industrial districts, the following
accessory uses shall be permitted:
A. Garages, private and private commercial, in I-1 and
I-2 Industrial Districts; public garages in I-2 Industrial Districts
only.
B. The erection of individual exterior telephone or information
booths, and any other similar compartments or stands, subject to a
special permit from the Planning Board. Such permits shall cover the
type of construction and location of the booth.
C. Advertising, business, professional and real estate signs pursuant to the provisions of Article
XII.
D. Provisions for off-street loading and unloading so as not to interfere with the normal flow of traffic, both vehicular and pedestrian. Off-street parking shall be required as provided in §§
600-31 through
600-33.
E. Accessory residential uses and buildings for the accommodation
of such employees as watchmen, firemen, etc., whose presence on the
premises in these districts is required continuously during hours
when the permitted uses are not open to the public.
F. Storage of automobiles, trucks and other vehicles,
materials or supplies, equipment, etc., within a completely enclosed
building only.
