A.
The purpose of the C-2 Commercial Core District is
to encourage economic development in the older core area of the region.
B.
The C-2 District authorizes a mix of residential and
commercial uses in a pedestrian-oriented setting. The area and bulk
regulations are designed to encourage the redevelopment of properties
with more open space than currently exists in the core area.
In the C-2 Commercial Core District only the
following uses are authorized:

Conversion apartments.
(c)
Two-family dwellings.
(d)
Art, music or dance studio.
(e)
Bar or tavern.
(f)
Bed-and-breakfast.

Clinic.
(j)
Church.
(k)
Commercial amusement enterprise.
(l)
Commercial recreation.
(m)
Convenience store.
(n)
Day-care center.
(o)
Drugstore.
(p)
Financial institutions.
(q)
Food store.
(r)
Funeral home.
(s)
Garden center.
(t)
Laundromat; dry cleaners pickup.
(u)
Medical offices.
(v)
Personal service shop.
(w)
Pet grooming.
(x)
Repair shop.
(y)
Retail stores.
(z)
Retail and wholesale distribution of beverages.
(aa)
Restaurant; catering business.
(bb)
Veterinary clinic.
(cc)
Essential services.
(ee)
Tattoo parlor and body piercing establishment, not adult-oriented.

Accessory uses customarily incidental to and
on the same lot with any permitted use, conditional use or use by
special exception authorized in this zoning district.

Conditional uses.

Principal uses.
In the C-2 Commercial Core District all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XVI.
