A. 
The purpose of the I Industrial District is to encourage industrial development that will be so located and designed as to constitute a harmonious and appropriate part of the physical development of the Borough, contribute to the soundness of the economic base of the Borough, provide opportunities for local employment close to residential areas and to provide for modern light industrial development in a landscaped setting.
B. 
Additional controls are deemed necessary in the I Industrial District in order to make the light industrial uses compatible with nearby residential development and environmental features such as floodplains, soils and slope conditions.
In the I Industrial District only the following uses are authorized:
A. 
Permitted uses.
(1) 
Principal uses:
(a) 
Assembly of small electrical appliances and production, including communications equipment; computer components and accessories; electrical parts, accessories and equipment; electronic components, accessories and equipment; search, detection and navigational instruments and equipment; surgical, medical and dental instruments and supplies; laboratory apparatus; photographic equipment and supplies.
(b) 
Automobile, house trailer, and truck sales, repair, and supply business, washing, community garage, major garage tire retreading or recapping, and battery manufacturer, provided the same is located completely within an enclosed building.
(c) 
Boat building, pleasure craft only.
(d) 
Building materials sales establishment, in an enclosed building.
(e) 
Contractor's establishment, including storage of equipment.
(f) 
Distribution plant, including parcel delivery, ice and cold storage plant, bottling plant, and food commissary or catering establishment.
(g) 
Laboratory-experimental, photo, or motion picture, film or testing.
(h) 
Landscaping center/nursery.
(i) 
Machinery, sales and display, in an enclosed building.
(j) 
Manufacturing, fabricating, compounding, assembling or treatment (not employing a boiling process) of articles of merchandise from the following previously prepared materials; bone; canvas; cellophane; clay; cloth; cork; feathers; felt; fiber; fur; glass; hair; horn; leather; paint; paper; rubber; plastics; precious or semiprecious metals or stones; shell; straw; textiles; tobacco; wood (but not including heavy wood-working shop); and yarns.
(k) 
Manufacture of pottery and figurines or other similar ceramic products, using only previously pulverized clay.
(l) 
Manufacture, fabrication and maintenance of electric and neon signs; billboards; commercial advertising structures; metal products of a light nature, including heating and ventilating ducts and equipment; cornices, eaves, and the like and also including plumbing, heating or electrical contracting business.
(m) 
Manufacture of musical and small precision instruments, watches and clocks, toys, novelties, rubber and metal hand stamps.
(n) 
Manufacture, processing, canning, packaging or treatment of such products as beverages, cosmetics, drugs, perfumed toilet soap, perfumes, pharmaceuticals, and food products not including fish smoking, curing, or canning, rendering of fats and oils, or the slaughter of animals.
(o) 
Mining.
(p) 
Office, professional or business.
(q) 
Printing, lithographing, type composition, ruling and binding establishment.
(r) 
Public parking garage.
(s) 
Recreation (public, noncommercial or commercial).
(t) 
Research laboratory.
(u) 
Robotics.
(v) 
Forestry, subject to § 225-120K.
(w) 
Storage, excluding the following:

Celluloid.
[2] 
Coal and coke.
[3] 
Garbage, offal, dead animals or refuse.
[4] 
Gas (in its various forms except propane) in excess of 10,000 cubic feet.
[5] 
Gasoline in excess of an amount necessary for use on the premises or to supply retail trade at service stations.
[6] 
Gunpowder, fireworks or other explosives.
[7] 
Junk, scrap, metal, paper, rags or used tires.
[8] 
Petroleum and petroleum by-products in excess of an amount necessary for use on the premises.
[9] 
Raw hides or skins.
[10] 
Terminal warehousing or transfer depot.
[11] 
Unscreened outside storage.

Methadone clinics, subject to the location requirements in § 621 of the Pennsylvania Municipalities Planning Code (MPC).
(m) 
All other uses not specifically listed as permitted or conditional use in any zoning district, subject to § 225-118NN.
C. 
Uses by special exception.
(1) 
Principal uses:
(a) 
Principal or accessory building or structure exceeding the height limitations of the zoning district, subject to § 225-118F.
(b) 
Temporary use or structure, other than a construction trailer, subject to § 225-118II.
(c) 
Expansion of nonconforming use, subject to § 225-118P and § 225-140D.
In the I Industrial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XVI:

Minimum lot area: 20,000 square feet.
B. 
Minimum lot width: 100 feet.
C. 
Maximum lot coverage: 80%.
D. 
Minimum front yard: 35 feet.
E. 
Minimum rear yard.
(1) 
Abutting Chartiers Creek: 100 feet.
(2) 
Abutting any R, S or C District: 50 feet.
(3) 
All other principal and accessory structures: 25 feet.
