For the purposes of this chapter, the Township
is hereby subdivided into 15 classes of zoning districts. The name
and symbol of each district shall be as follows, and either the name
or symbol shall be used to designate a district.

The areas and boundaries of each zoning district
are hereby established as shown on the map attached to and made a
part of this chapter, which map shall be known as the "Zoning Map
of the Township of Ewing," and authenticated by the signatures of
the Mayor and Township Clerk. The Zoning Map and all notations, revisions,
references and data shown thereon are as much a part of this chapter
as if all were fully set forth in the text hereof.
The areas and boundaries of each zoning district
shall be shown by heavy solid lines on the Zoning Map. Where uncertainty
exists with respect to the boundaries of any of the aforesaid districts
as shown on the Zoning Map, the following rules shall apply:
A. Along streets and highways. Where district boundaries
are indicated as approximately coinciding with the center lines of
streets and highways, such center lines shall be construed to be such
boundaries.
B. Along lot lines. Where district boundaries are indicated
as approximately following lot lines or direct linear extensions of
such lot lines, such lot lines shall be construed to be the boundaries.
C. District lines parallel to streets and highways. Where
district boundaries are indicated to approximately parallel the center
lines of streets or highways, such district boundaries shall be construed
as being parallel thereto and at such distance therefrom as indicated
on the Zoning Map. measured from the street right-of-way line even
if the center line of that street is used for the location of the
zoning district line. The street or highway right-of-way line shall
be construed to be the proposed right-of-way line as indicated on
the Circulation Element of the Master Plan. If no distance is given,
such dimension shall be determined by the use of the scale shown on
the Zoning Map.
D. Along railroad lines. Where district boundaries are
indicated as approximately connecting with the center line of a railroad
right-of-way, such center line shall be construed to be such boundaries.
E. Along streams, lakes or other bodies of water. Where
district boundaries are indicated as approximately coinciding with
the center line of the main channel of streams, lakes or other bodies
of water, such center lines shall be construed to be such boundaries.
If the main channel of a stream or other waterway is artificially
or naturally relocated, the district boundary will follow the realigned
portion of the stream or waterway to a distance not to exceed 50 feet
at any point.
F. Vacation of streets. Whenever any street or public
way is vacated by official action, the zoning district adjoining the
side of such street or public way, and shall thenceforth be subject
to all regulations of the extended district or districts.
G. Map dimensions. In the absence of specific distances
being indicated on the Zoning Map, or as specified in any of the above,
the distance shall be determined by using the map scale and verified
by the Zoning Officer.
To facilitate public understanding of this chapter
and for the better administration thereof, the Schedule of Area, Yard
and Building Requirements, which schedule is attached hereto, is hereby
adopted and declared to be a part of this chapter and may be amended
in the same manner as any other part of this chapter.
