A. 
Word usage. The singular shall include the plural and the plural shall include the singular. The word "building" shall include the word "structure." The present tense shall include the future tense.
B. 
Terms defined. The words and phrases listed below shall be construed throughout this chapter to have the meanings indicated, provided that the words and phrases defined in the Municipal Land Use Law, P.L. 1975, c. 291 (N.J.S.A. 40:55D-1 et seq.), shall have general application to this chapter.
ACCESSORY BUILDING
A building subordinate to the main building on a lot and used for purposes customarily incidental to those of the main building.
ACCESSORY USE
A use subordinate to the main use of land or of a building on a lot and customarily incidental thereto.
AGRICULTURAL USE
The use of the premises for common agricultural and ordinary farm site activities and farmland uses and all other activities and improvements as specifically permitted by the New Jersey Right to Farm Act (N.J.S.A. 4:1C-1 et seq.) and activities which shall deem the property eligible to receive farmland assessment pursuant to N.J.S.A. 54:4-23.1 et seq., including, the production, storage, keeping, harvesting, grading, packaging, processing, boarding, or maintenance, for sale, lease, or personal use, of plants and animals useful to humans, including but not limited to: forages and sod crops; grains and seed crops; dairy animals and dairy products; poultry and poultry products; livestock, including beef cattle, sheep, llamas, horses, ponies, mules and goats, including the breeding, boarding, raising, rehabilitating, training and grazing of any or all such animals; bees and apiary products; fur animals; trees and forest products; fruits of all kinds, including grapes, nuts, and berries; vegetables; nursery, floral, ornamental, and greenhouse products; or lands devoted to a soil conservation or forestry management program.

AMUSEMENT PARLOR OR ARCADE
Any place or premises wherein four or more coin-operated amusement devices are maintained for use and operation by the public.

AUTOMATIC AMUSEMENT DEVICE
Any machine which, upon the insertion of a coin, slug, token, plate or disc, may be operated by the public generally for use as a game, entertainment or amusement, whether or not registering a score, including, but not limited to, such devices as marble machines, pinball machines, skill ball, mechanical grab machines and all games, operations or transactions similar thereto under whatever name they may be indicated. It shall include video-type games or machines or similar devices that use a display screen for points, lines and dots of light that can be manipulated to simulate games or other types of entertainment. It shall not include, nor shall this definition apply to, music-playing devices.

BUILDING
Any structure, including an annex or addition, that requires for its use a fixed location on the land; provided, however, that an interior change or alteration of a structure shall also be deemed to be a building for the purposes of this chapter.
(1) 
DETACHEDA building which has no party wall.
(2) 
SEMI-DETACHEDA building which has only one party wall in common with an adjacent building.
(3) 
ATTACHEDA building which has two party walls in common with adjacent buildings.
BUILDING AREA
The aggregate of the maximum horizontal cross-section areas of all buildings on a lot, excluding cornices, eaves and gutters.
BUILDING LINE
The line parallel to the street line at a distance therefrom equal to the depth of the required front yard.
CERTIFICATE OF OCCUPANCY
A certificate is issued by the Housing Officer for change of occupancy or change of ownership of owner-occupied or rental unit single-family dwellings or duplex dwellings, two units or less and by the Construction Code Official for new construction or rehabilitation indicated the building or structure may lawfully be occupied.[1]
COMMUNITY RESIDENCE FOR PERSONS WITH HEAD INJURIES
A community residential facility licensed pursuant to P.L. 1977, c.448 (N.J.S.A. 30:11B-1 et seq.) providing food, shelter and personal guidance, under such supervision as required, to not more than 15 persons with head injuries, who require assistance, temporarily or permanently, in order to live in the community, and shall include, but not be limited to: group homes, halfway houses, supervised apartment living arrangements and hostels. Such a residence shall not be considered a health care facility within the meaning of the Health Care Facilities Planning Act, P.L. 1971, c. 136 (N.J.S.A. 26:2H-1 et seq.).

COMMUNITY RESIDENCE FOR THE TERMINALLY ILL
Any community residential facility operated as a hospice program providing food, shelter, personal guidance and health care services, under such supervision as required, to not more than 15 terminally ill persons.

CONDITIONAL USE
A use permitted in a particular zoning district only upon a showing that such use in a specified location will comply with the conditions and standards for the location or operation of such use as contained herein and upon the issuance of an authorization therefor by the Planning Board.
DWELLING
(1) 
SINGLE-FAMILYA building, on a lot, designed and occupied exclusively as a residence for one family.
(2) 
TWO-FAMILYA building, on a lot, designed and occupied exclusively as a residence for two families.
(3) 
MULTIPLEA building, on a lot, designed and occupied exclusively as a residence for three or more families.
ELECTRIC SUBSTATION
An assemblage of equipment, for purposes other than generation or utilization, through which electric energy in bulk is passed for the purpose of switching or modifying its characteristics to meet the needs of the general public, provided that in residence districts an "electric substation" shall not include rotating equipment, except that which is incidental to the operation of the substation as such, the storage of materials, trucks or repair facilities, nor the housing of repair crews.
FACADE
The total wall surface, including door and window areas, of a building's principal face. In the case of a corner building which fronts on more than one street, only one face shall be used to calculate the facade area.
FAMILY
Any number of persons living and cooking together as a single housekeeping unit.
FARM BUILDING
Any building used for storing agricultural equipment or farm produce, housing livestock or poultry and processing dairy products. The term "farm building" shall not include dwellings.
FAST-FOOD RESTAURANT
An establishment designed for over-the-counter service or cafeteria-buffet style service and which primarily serves a limited, standardized menu of quickly prepared or preprepared foods, such as hamburgers, fried chicken, fried fish and the like, packaged in paper or other types of disposable wrappers and containers for immediate service to patrons, primarily for immediate consumption, whether or not interior sitting facilities are provided.
GARAGE
A building, structure or any portion thereof used for housing or repairing motor vehicles.
HEIGHT OF BUILDING
A building's vertical measurement from the mean level of the ground abutting the building to a point midway between the highest and lowest points of the roof, provided that chimneys, spires, towers, elevator penthouses, tanks and similar projections of the building, and structures supporting utility or transmission facilities, shall not be included in calculating the height.
HOME OCCUPATION
A lawful occupation customarily or traditionally carried on within a dwelling by the inhabitants thereof, which use is incidental and subordinate to the use of the dwelling for living purposes and does not change the character thereof or involve the use of mechanical equipment other than that customarily used for purely domestic or hobby purposes. A "home occupation" in a residence district shall not be interpreted to include the following: a barbershop, beauty shop or hair stylist, tearoom, tourist home, mortuary, convalescent home, commercial kennel or similar use of a commercial nature or any occupation involving the display and sale of merchandise from the premises.
LOT
A parcel of land on which a main building and any accessory buildings are or may be placed, together with the required open spaces. The area of a lot which abuts a street shall be measured to the street line only.
LOT, CORNER
A lot or parcel of land abutting on two or more intersecting streets. Each corner lot shall have two front yards, a minimum of one side yard and one rear yard. The side yard shall be located perpendicular to the street upon which the unit fronts.

LOW-INCOME HOUSEHOLD
A household whose gross annual income does not exceed 50% of the regional median gross income adjusted for household size and as adopted by the New Jersey Council on Affordable Housing.
MODERATE-INCOME HOUSEHOLD
A household whose gross annual income is equal to or more than 50% but less than 80% of the regional median gross income as adopted by the New Jersey Council on Affordable Housing.
NONCONFORMING BUILDING OR STRUCTURE
A structure, the size, dimension or location of which was lawful prior to the adoption, revision or amendment of a zoning ordinance, but which fails to conform to the requirements of the zoning district in which it is located by reasons of such adoption, revision or amendment.[2]
NONCONFORMING USE
A use or activity which was lawful prior to the adoption, revision or amendment of a zoning ordinance, but which fails to conform to the requirements of the zoning district in which it is located by reasons of such adoption, revision or amendment.[3]
PARKING SPACE
An open space or a garage on a lot used for parking motor vehicles, the area of which is not less than 200 square feet and to which there is access from a street. The dimensions of a parking space shall be not less than nine feet in width and not less than 19 feet in depth. Aisle space between rows of parked vehicles shall not be less than 24 feet for ninety-degree parking and not less than 20 feet for 60° or less parking.
PERSON WITH HEAD INJURY
A person who has sustained an injury, illness or traumatic changes to the skull, the brain contents or its coverings which results in a temporary or permanent physiobiological decrease of mental, cognitive, behavioral, social or physical functioning which causes partial or total disability.

PRIVATE GARAGE
An accessory building used for the storage of motor vehicles and farm equipment, which may include one commercial vehicle owned and used by the owner or tenant of the premises, and for the storage of not more than two private noncommercial vehicles owned and used by persons other than the owner or tenant of the premises.
PROCESSING UNIT
An assembly of equipment or apparatus in which is conducted any operation or series of operations that cause a physical or chemical change in a material or a mixture of materials.
PUBLIC GARAGE
A building, not a private garage or service station, used primarily for the storage and/or repair of motor vehicles of any type of ownership.
SIGN
Any name, nameplate identification, poster, billboard, public display or illustration, structure or device used for visual communication which is affixed, painted or represented, directly or indirectly (which includes light projection methods), upon a building, post or other surface for the purpose of bringing any subject to the attention of the public or which advertises or identifies a business, commodity, service, product or structure. A "sign" shall include banners, flags, streamers, temporary window signs and animated mechanical or electrical or other types of attention-attracting devices.
(1) 
CANOPY SIGNAny sign which is displayed beneath a sidewalk canopy or sidewalk awning so as to be perpendicular to that sidewalk.
(2) 
COMPLEX IDENTIFICATION SIGNA sign which identifies either an office complex or an industrial park without reference to individual tenants or uses.
(3) 
DIRECTIONAL SIGNA sign which identifies the entrance or exit of a site.
(4) 
DIRECTORY SIGNAny sign which contains a complete listing of either all tenants in a building complex and/or a complete listing of all buildings in a building complex.
(5) 
FREESTANDING SIGNAny sign, not attached to a building, which is erected, constructed, supported or maintained on a post or pole or other bracing or supporting device.
(6) 
MOBILE SIGNAny sign which is not permanently attached to a building or not placed in the ground in such a fashion as to be permanent in a manner conforming to the Uniform Construction Code; or which is located or attached to a trailer, is on wheels or another similar attachment such that the sign may be moved from place to place, either within the lot or to another location.
(7) 
OFF-SITE COMMERCIAL ADVERTISING SIGNA sign which directs attention to a business commodity, service or entertainment conducted, sold or offered at a location other than the premises on which the sign is located.
(8) 
PROJECTING SIGNA sign which is suspended or supported from a building so as to be perpendicular to the facade from which it projects.
(9) 
SIGNBOARDAny structure or part thereof on which lettered or pictorial matter is displayed for advertising or notice purposes.
(10) 
TENANT SUITE SIGNAn outdoor sign which identifies each particular business in a multitenant structure, which has no common lobby and which is located at the main entrance of that particular business.
SINGLE AND SEPARATE OWNERSHIP
The ownership of a lot by one or more persons, partnership or corporation, which ownership is separate and distinct from that of any adjoining lot.
STREET
A public street, road or any way which has been dedicated to public use, or a private street, road or way which has been approved by the Township Council.

STREET LINE
The dividing line between a lot and the outside boundary of a public street, road or highway legally open or officially plotted by the Township, or between a lot and a private street, road or way over which the owners or tenants of two or more lots held in single and separate ownership have the right-of-way. Where a street line has not been established, it shall be computed as 25 feet from the center of the existing street.
STRUCTURAL ALTERATION
Any change in or addition to the supporting members of a building or structure, such as bearing wall partitions, columns, beams or girders.
TELEPHONE CENTRAL OFFICE
A building and its equipment erected and used for the purpose of facilitating the transmission and exchange of telephones or radio-telephone messages between subscribers and other business of the telephone company, but in residence districts the term shall not include public business facilities, the storage of materials, trucking or repair facilities, nor the housing of repair crews.
YARDS
(1) 
FRONTThe required open space extending along the street line throughout the full width of the lot, exclusive of overhanging eaves, gutters, cornices and steps.
(2) 
SIDEThe required open space extending along the side line of the lot throughout the full depth of the lot, exclusive of overhanging eaves, gutters, cornices and steps.
(3) 
REARThe required open space extending along the rear line of the lot throughout the full width of the lot, exclusive of overhanging eaves, gutters, cornices and steps.
