In R-3 Residence Districts, the use and area regulations contained in this article shall apply.
A building may be erected or used and a lot may be used or occupied for any of the uses permitted in R-2 Residence Districts, and no other.
A. 
Lot area and width. For uses serviced by a public sewer system, a lot area of not less than 7,500 square feet per family shall be provided for every building hereafter erected or used in whole or in part as a dwelling. For uses not serviced by public sewer system, a minimum lot area of 10,000 square feet per family shall be provided. Each lot shall have a frontage on at least one street of not less than 65 feet.

B. 
Building area. Not more than 35% of the area of each lot may be occupied by buildings.
C. 
Front yard. There shall be a front yard on each street on which a lot abuts which shall be not less than 25 feet in depth, except as provided in § 700-60. The front yard on the long side of a corner lot may be reduced to a depth of not less than 15 feet.
D. 
Side yards. There shall be two side yards on each lot, which shall be not less than 18 feet in aggregate width and neither of which shall be less than eight feet in width, except that on corner lots, one side yard shall be provided, perpendicular to the street upon which a unit fronts, which shall not be less than 15 feet in width.

E. 
Rear yard. There shall be a rear yard on each lot which shall not be less than 25 feet in depth.
