Within the WR Zone, no lot or building shall be used, and no building shall be erected or altered to be used in whole or in part, unless it complies with Schedule I[1] and the following regulations:
A. 
A single tax lot, owned by the Woodland Club, its successors or assigns, on which shall be located no more than 16 single-family detached dwellings used as residences for not more than one family each, and with not more than one house per lot, as each lot, hereafter called "house lot," is shown on the map entitled "Official Map of the Woodland Club, Ironia, New Jersey, November 1, 1965, revised November 1, 1967." The map is attached hereto as Schedule A and is specifically made a part hereof.[2]

B. 
Accessory uses on the same house lot shall be in conformity with accessory uses as set forth in this Part 5.
C. 
Recreational and conservation uses in common open area, on a nonprofit basis, shall be as shown on the map entitled "Official Map of the Woodland Club, Ironia, New Jersey, November 1, 1965, revised November 1, 1967."
D. 
The keeping of horses, cattle, sheep and goats shall be permitted, provided that the number on any house lot does not exceed one per unimproved acre in the case of horses and cattle and five per unimproved acre in the case of sheep and goats.
E. 
Any new house or accessory structure which is built on a vacant house lot shall not be erected closer than 100 feet to a dwelling or other structure on an adjacent house lot.
F. 
Any new house built on a vacant house lot must have and be served by an individual septic system and well approved in accordance with all applicable local, state and federal regulations.
G. 
All existing houses shall have installed and be served by a septic system and well approved in accordance with all applicable local, state and federal governmental regulations upon the earlier of the following:
(1) 
The house shall be occupied on a permanent basis.
(2) 
The present owner shall sell the house.
H. 
Conforming alterations and additions may be made to existing residences and accessory structures may be constructed, but no such conformity alterations, additions or accessory structure shall be located closer to another residence or another accessory structure on an adjoining house lot than 100 feet or the present distance between such residences or accessory structures, whichever is less.
I. 
All roads in the WR Zone shall remain private roads and shall be maintained and repaired by the Woodland Club, its successors and assigns, in a condition which meets minimum requirements of the Township of Chester to permit access for fire, ambulance and other emergency vehicles. If the roads are not so maintained and repaired, the Township may make such necessary repairs, the cost of which shall be assessed to the Woodland Club, its successors and assigns, or the individual members of the Club.
