Within the LB Zone, no lot or structure shall be used, and no structure shall be erected or altered to be used, in whole or in part, unless it complies with Schedule I[1] and the following permitted uses:
A. 
Agricultural uses as permitted in the R-1, R-2, R-3, R-5 and R-10 Zones.

B. 
Business, medical, and professional offices, including banks and telephone exchanges. The conversion of single-family dwellings into business and professional offices is permitted.

C. 
Funeral homes.
D. 
Customary accessory uses and structures which are clearly incidental to the principal structure or use.
E. 
Upper-story apartments, provided that a minimum of 20% of the total number of units shall be set-aside for very-low-, low- and moderate-income units if they are for sale or for rent.

F. 
Nursery schools on lots of not less than five acres.
G. 
Single-family dwellings in existence as of the date of the enactment of this ordinance.[2] Such dwellings are hereby permitted to be expanded or reconstructed.

H. 
Contractor and storage yards in existence as of the date of the enactment of this ordinance,[3] provided such existing use is continued without change or discontinuance of the use. The use shall be presumed to have been discontinued if the active use of the land or building is abandoned or physically modified to preclude the existing use. Such uses are hereby permitted to be expanded so long as no different nonconforming use is proposed.

Those properties which are split-zoned shall be entitled to the permitted uses identified in the LB Zone without the need for d(1) or d(3) variance relief.
The following uses are permitted in the LB Zone as conditional uses, subject to Planning Board or Board of Adjustment approval and the standards specified in Article 50:
A. 
Public and private schools on lots of not less than five acres, provided that approval has first been granted by all New Jersey state agencies regulating such use, and provided that all the terms and conditions of Article 42 are satisfied.
B. 
Hospitals on lots of not less than 20 acres and nursing homes on lots of not less than 15 acres, and with sole access from a county or state highway, provided that approval first has been granted by all New Jersey state agencies regulating such uses, and provided that all the terms and conditions of Article 42 are satisfied.
C. 
Public utility uses.
D. 
Cemeteries, subject to the terms and conditions of Article 42.

All of the design standards of Article 50 of this Part 5 shall apply to all uses in the LB Zone.
